First, I want to say that this is a nice apartment community. I visited a friend here several times and liked it almost immediately. That friend recommended I move here, especially since I recently accepted a job in Houston. The pricing is also more affordable compared to other apartments in the area. I applied online, but my application was declined for “insufficient rental history,” which was surprising given that I have lived in the U.S. for over five years and have paid rent consistently throughout that time as a student. The leasing agent, Nancy, requested additional rental history, which I provided promptly—only for my application to be declined again. Unfortunately, the communication and support from the leasing office have been very disappointing. Emails have gone unanswered and calls have not been returned. The experience has felt unprofessional and has left the impression that out-of-state applicants are at a disadvantage unless they apply in person. At this point, I am frustrated by the lack of response and clarity. I hope someone reviews this message and follows up, because this process has left me with a very negative impression of the leasing experience.

As a new resident here I have to say I received exceptional service beginning with the tour facilitated by Melinda Martinez. Melinda was kind, upbeat, and professional. After the tour Melinda M, Salesian R, and Mia Orebo were just as supportive during the application process. This team of women were very dedicated and hands-on during my application process. I had the pleasure of touring with Melinda, and she did an amazing job. She was thorough, took her time explaining everything, and made sure I understood each detail without rushing through the process. She asked if I had any questions throughout the tour, and impressively, she answered most of them before I even had to ask. This is exactly the kind of experience I expect when visiting a leasing office—clear, detailed information and leaving without feeling uncertain or overlooked. Even if I don’t end up leasing here, I wanted to take a moment to recognize Melinda’s professionalism and attention to detail. She truly represents what great customer service should look like, and I hope her peers take note of the outstanding job she’s doing.

I moved here in May 2024, and from the very beginning, there have been constant problems. The garage gate has been broken most of the time, allowing random people to easily enter the property. There have been incidents of strangers sleeping in the lobby, wandering freely around the community, and even breaking into apartments. Since living here, I have experienced countless issues: • Car windows being smashed and cars stolen. • Tires being stolen right off vehicles in the garage. There seems to be no functioning security – either they don’t exist or they simply don’t do their job. It feels like no one is even monitoring the cameras. Package theft is constant. The lockers are broken, and the mail room door for oversized packages is almost always out of order, so boxes are often left outside. With the gate wide open, anyone can just walk in and steal them. Cleanliness is another disaster – dog waste is everywhere, and the entire property constantly smells terrible, especially during the summer heat. There have also been incidents where all the clothes in the closet became ruined and covered in mold because the air conditioning or ventilation clearly wasn’t working properly. Recently, I was left without power from 7 AM until midnight. This meant no air conditioning in the middle of the Texas summer heat, no way to cook, and no way to even use a laptop for work. I had to leave the apartment and work from coffee shops just to get through the day. Door locks around the property are frequently broken, making it easy for anyone to get inside the buildings. After living here for so long, I’m no longer surprised by anything that happens. At first, these issues shocked me, and I thought they would surely be fixed quickly. But now, I’m not even surprised anymore – something is always broken, there’s always another problem, and random people keep getting in. Before you consider moving here, I strongly recommend reading all the negative reviews from actual residents. This is by far the worst place I’ve ever lived.

I lived on the property for a year and wasn’t pleased with my experience. While the units themselves were very nice, it was the community and other residents that made the experience not good. To start the office staff had a new group of people running it about every two months or so. This made it extremely difficult to communicate with the office, or get any sort of consistency within the community. This also left me feeling like people in the front office did not understand the questions I was asking or what I was talking about. Secondly, there are many residents there that did not care about the cleanliness of the property. Dog poop was all over the place, trash was left in the hallways, and the hallways frequently smell like marijuana. For the amount of money I was paying I felt that it could’ve been kept much more clean. The third thing that really bothered me about the property were doors or gates were constantly broken. Due to the Apartments location I felt like this was a major safety issue and was frequently brushed off by the leasing office. With the apartment being right next to a bus station and gas station there were frequently homeless people that would approach the building or near the building. On top of this, there are multiple units that are being rented out as Airbnb‘s, therefore, you have multiple strangers coming in and out of the building at all times and not caring for the cleanliness of the property. The location of the gym was also very uncomfortable, it has windows and anyone passing by could see inside, which was uncomfortable for privacy reasons. I felt like I could’ve just moved a little bit further down on Dallas Street and been in a much safer location with a better clientele. I would not recommend that anyone live here, like I said, you could go down the street and pay $100 more a month, but get a much better living experience. The property wasn’t all bad though! I will say the gym was great, other than its location. It had a lot of great equipment. The sky lounge was very enjoyable and had an awesome view! The maintenance man was always extremely helpful and very kind, I can tell he does his best to keep the property as clean as he is capable of. And finally the location to Buffalo Bayou was nice if you’re someone who enjoys the outdoors!
