I have lived at these apartments for just under a year and really don’t have any complaints. It’s clean, good amenities, great location etc. All the staff have been very nice and helpful when needed. I recently had issues with sexual harassment from another resident in the complex where he made an inappropriate comment to me and touched me in the gym. I reported it to staff members immediately and without hesitation they kicked the man out of the gym and stated this resident had multiple complaints about making women feel uncomfortable and encouraged me to file a police report and doing so would give them the power to remove the man from the complex. The general manager and all staff was so supportive and acted quickly which is highly appreciated. My husband and I plan to renew our lease in July for another year! Highly recommend this apartment complex for multiple reasons.

My experience at this property has been very disappointing, largely due to my interactions with Tonya. From the beginning, I did not feel welcomed, and the communication I received often felt dismissive and unprofessional. The scrutiny has been excessive. In the 3–4 months I have lived here, I have received approximately five lease violation notices, including noise violations during normal daytime hours. This is despite the fact that the property itself is noticeably noisy — I regularly hear doors closing, conversations, footsteps, and music from neighboring units — yet it seems I am the only resident being treated as the problem. Staff have also knocked on my door regarding these matters, which felt intrusive. I also received ESA-related violation notices despite submitting the required documentation, followed by requests for additional paperwork with the possibility of fees. Additionally, having my personal space photographed made me uncomfortable. A resident should be able to peacefully enjoy their home without being scrutinized in this manner. Unfortunately, that has not been my experience here. I genuinely look forward to moving out.

I've been a resident here for a few years and appreciate the new leasing staff especially Tonya. Shes always greets me with a smile, has solutions to my problems and responds quickly. I also like the improved Brivo App to better secure the community! and the 24 hour access to the package room!

I’ve been at District at Greenbriar for a few months now and honestly, it’s been a really good experience so far. The place is nice, quiet, and super convenient for me. I love being so close to Rice Village. Ive had no issues with the staff so far. Tonya from the front office, has been amazing during my time here! She made my move-in process super easy and has been super helpful and friendly ever since then. I noticed some negative reviews before moving in, but personally, I haven’t experienced any of those issues. Everything has been smooth and positive so far. I’m really happy with my decision to live here. I will follow up at the end of my lease with an updated review.

I moved here 7 months ago and very happy with the community and especially the front office. They’ve been extremely accommodating and go out of their way to help out. The pool is very nice and the zen garden is relaxing. Extremely pet friendly as well!

Please advise to look at the recent reviews and do NOT rent here. For my 2 years of living, there has been about 2-3 accidents in which cars tires were literally stolen on my floor garage. I had an accident in which a tenant from the apartment full on hit the front of my car (intoxicated) while I was coming up the garage (tiny space of a garage they had in which no one ever slows down) and when i asked for camera footage to submit for police department they "could not see my car being hit but able to see my car being parked after being hit" which is crazy because it's the same camera angle that picked all of that up? lol. Management is never responsive when you are trying to reach out to them yet blame you when you go down and communicate in person the things that you have questions and need them to do. Tonya and Daniel at the front are never helpful and love to always defer to management but management is hardly ever here. Multiple times my key fob couldn't access the door and I called to get it fixed and they left me on hold with their automated voice message and then hang up on me. Multiple incidents in which my boyfriend and I are going out at night and saw random strangers who are not tenants walk in and out of the building without access/key fobs. 2 incidents in which we had to call the police for that. Elevator are always broken, 6th floor garage door is broken so literally anyone can break in if they can access the garage door. Save yourself some trouble and avoid this place!

From the very first day I came for a showing on a Saturday—my only off day—Tanya was extremely dismissive. Instead of taking the time to help, she repeatedly told me to “reach out to the manager,” even though I’ve been calling and leaving messages with no response. That set the tone for how she has handled every interaction since. When I returned with questions about my mother’s application, Tanya offered no real assistance. She simply told me to provide bank statements without any guidance. While I was sitting in front of her, I watched her decline calls and keep the phone volume so low that it was clear she did not want to answer. She refused to step out from behind her desk to help, gave me attitude from the start, and even locked me out of the office when I was just asking simple questions. As someone who works a 9–5 job, I asked for communication by phone or email during the day, but she has not returned a single call or email. Instead of helping us move forward, it feels like she is deliberately putting our application aside to re-list the apartment. Her conduct has been unprofessional, dismissive, and even discriminatory. It appears that she treats applicants differently depending on who they are, which is unacceptable in property management. I am leaving this review not out of anger, but because prospective residents deserve fair, respectful, and transparent treatment. Unfortunately, Tanya has shown the opposite from day one.
