This property boasts a fantastic location in Midtown, offering spacious apartments, a generally friendly and responsive staff, and quick resolution of maintenance requests. However, prospective residents should be aware of recurring issues with elevator reliability, which can cause significant inconvenience, especially for those on higher floors or with mobility challenges. There have also been concerns about car break-ins and occasional cleanliness issues upon move-in.

Love the location and the space! The Maintenence manager Ryan was amazing in getting our apartment ready ahead of schedule.

UPDATES: 17 cars have been broken into in one night recently as of MAY 1st! Absolutely unacceptable living experience This is, without question, one of the worst apartment communities I’ve encountered. The elevators are frequently out of service, creating daily inconvenience for residents. Safety is a serious concern—there have been ongoing issues with crime in and around the property, including burglary and theft. Prospective tenants should strongly consider researching local crime statistics before making a decision. Maintenance is consistently below standard. Common areas and building conditions often feel neglected, outdated, and at times unsanitary. The overall condition of the property reflects its age, with little evidence of meaningful updates or upkeep. Noise is another major issue. Loud club-level music and general disturbances are common, making it difficult to enjoy a peaceful living environment. Parking is also problematic. Guest parking is often occupied inappropriately, including use tied to nearby businesses, which creates unnecessary frustration for residents and their visitors. Management is inconsistent. While a couple of staff members are helpful, overall professionalism—particularly at the management level—falls short. Communication and responsiveness need significant improvement. There are far better options in the area. I would strongly recommend exploring other communities before considering this one.

My husband and I love Calais Midtown. Our biggest gripe has been the elevator in building 3 going out, but they are replacing it! With that fix, all of my major gripes will be gone. We did have an issue with cleanliness on move-in that was appropriately addressed. I think that every apartment has its issues- what matters is how they’re addressed. And the staff here truly cares and is doing all they can to address everything. I reported a broken piece of work out equipment and received a personal call letting me know that a new one was ordered and the old one was removed from the gym- they didn’t want me to think that they ignored my request. We plan to stay here at least 4 years, hopefully longer if I get into residency here! Here’s our overall positives and negatives: Positives: - location (easy to metro, restaurants) - lack of noise from neighbors (never hear them) - maintenance is amazing and timely - office staff is always kind and addresses our concerns - love the recent increased effort into community events!! - cleanliness of the common areas (often see cleaning crew when walking around) - the apartment itself is beautiful, spacious, and I haven’t found the price to be completely unreasonable - they don’t use fetch for packages (don’t get me started) - lack of bugs in our unit - nice neighbors (never had a major issue and often talk in the elevator) - amenities (love the gym, the pool, and the terrace) Negatives: - noise (in a city, but noise machine fixes this problem) - increased car break ins (although I just don’t keep anything visible in my car at all and it hasn’t been an issue) - cleanliness on move-in (not sure the cleaning service they partner with is good, but they ameliorated the situation) - elevator in building 3 (went out for 6 weeks at one point, but it is being replaced so non-issue!) - packages (sometimes the system bugs out but the leasing office always addresses this and I haven’t had a major issue with proper directions written in my delivery instructions; have also had the leasing office be kind enough to hold a package for us while we were on our honeymoon. They are very understanding). All places have downsides. If you can handle the above, then I think it’s perfect for you! By far the best apartment I have ever lived in.

Went by today to tour and had no appointment but the management staff was very accommodating and gave us a complete tour. We fell in love with the property. It is a great contender but am somewhat concerned with the reviews I see here about continued crime. Will do some more research but overall was happy with the attention received and the property situation
