Pros: -Cheap -Lots of parking for guests -Near TMC with shuttles -Near NRG Cons: -Lots of Roaches -Do construction without telling you until the day before (water shut-offs, random construction people coming to your door, ect) -The tenants in Phase 1 let their kids run around all over the place/in the road, and they're loud, so for students, it can be hard to study. -The public laundry is pretty gross, I don't think it gets cleaned often and the tenants don't take good care of it -Most of the staff is pretty mean -They're raising rent even though all they did was repaint the buildings and are gonna make the internet worse (now it's going to be one internet for the entire complex instead of individual routers in each unit) lmao -Only one entrance and exit, and sometimes there's a line to get into the complex

They make you show your drivers license at the gate. Made me get out of the passenger side of my car at the gate and wait on the side of the road because I didnât have my ID on me while my partner went inside the property. Claimed it was for âsecurity purposesâ but making someone wait on the side of the road is safer?

Well I donât think they have a proper regulation policy even for the visitors. We (4) visit one of our friends live there and they ask everyone of the car for the id. And it is just a 10 min visit, so I have to stay at the gate for no ID is with me ( where no waiting room at all) for the rest of the team to come out. And while I am waiting, someone just pass the security as visitor with very strong weed smell⊠even three steps away I can smell it and nobody stop him at all. Ridiculous right.

Rudest staff office ever! Lisa is the crazy woman with no sense of logic. She will yell at you on phone and doesnât listen to you and threaten you to move out by saying bad words. I wonder if she had a terrible life so that she could be so impolite to tenants. You get what you pay.

The UT housing wait-list is always filled up quickly (opens late January) because this is a nice place to stay. I've lived in phase 2 for a year and it was a pleasant experience, and I liked it there during my stay. Pros: - Very safe, police patrols here all the time, CCTV cameras everywhere, 24/7 guard at entrance, gated community - not for-profit so they won't try to charge you hidden fees everywhere - maintenance very responsive - covered parking garage - close to the rec center - spacious and cheap for the area - no flooding during hurricane - close to both UT and MDA shuttles Cons: - dated interior, but it gets refreshed, I got new vinyl floors and paints when moved in - phase 2 is far from the dumpster so you have to walk 8-10 mins carrying your trash & recycling - parking garage only drives up half a level per ramp, so it takes a lot of time to get down - depending on your neighbors, it can get dirty with littering as nobody likes taking trash out properly in phase 2
