Lived here eight years. Pros: Close to elementary school. Affordable rent. Gated community. Management team and staff speak Spanish fluently. Usually reasonable with late fees. Only witnessed one crime in all that time, and it just meant replacing one of the locks on the door. Laundromats nearby reasonably priced. Cons: Neighbors are NOT all friendly...one tried to get me to come into her apartment when I didn't want to go. Leasing office frequently closed during hours when the signs say they're open. You'll need the laundromats because the washers and dryers inside the complex are broken, dirty, or both most of the time. Plumbing's been a problem for nearly nine years: either the kitchen sink backs up from the grease the neighbors put down the drain, or water leaks in the living room or bedroom from the neighbor's upstairs. The plumbing frequently has to be shut down for repairs...and the maintenance crew is only fluent in Spanish. Moved out twelve days after the lease ran out with over two months written notice. First, they tried to charge me a full month's rent. Then they charged me $80 for a late fee even though they didn't give me the correct amount to pay until after I'd already returned the keys on the 13th. Finally, they wouldn't accept partial payments even though I couldn't afford to pay in full on two apartments at the same time. They can't keep staff long enough to learn how anything works, and the staff can't keep their jobs anyway so they don't bother learning.
