Daughter lived here and was an absolutely horrible experience. Lack of communication, inability of the maintenance to actually install a cabinet for over 2 years, and issues ending lease. She gave ample time for notification of vacancy, however they’re pretending like they didn’t actually see the email that WAS sent to then AND replied. There’s a reason that they’re not part of the BBB and there’s no phone number for the owners at Firmus Mgmt in Austin. Even speaking with the city council it was apparent they’ve heard of issues with this place. Avoid at all cost. This review will be posted in several sites to get maximum distribution.

⚠️ BEWARE ⚠️ I was a resident here, always paid my rent on time, and was a respectful tenant throughout my stay. In December 2025, I received an out-of-state job opportunity and contacted management in advance to explain my situation and notify them that I would be moving out in January. I was told that I could not break my lease early and was advised that my best option was to add a roommate to help complete the remainder of the lease term. Following management's instructions, I found a replacement roommate, completed the required paperwork, and relocated out of state. My lease expired in May 2026, and management was fully aware that I had permanently moved and that the roommate arrangement was created specifically because I was leaving. Despite providing written notice, communicating openly with management, and following the process they directed me to take, I was later informed that they had continued my lease on a month-to-month basis without my consent and are now attempting to hold me responsible for rent after the original lease term ended. What is most frustrating is that I did everything I was asked to do. I gave advance notice, found a replacement roommate, completed the required lease amendment, and fulfilled my obligations as a tenant. Yet I am now dealing with a dispute over charges that I am not responsible for. I would not recommend this place.

Easy application process, great location, and new construction. Sophia and Sean are nice people and very easy to talk to. I like how kind and helpful they are, and they respond to my texts as quickly as possible. Thank you, guys!

We’ve been living here for over a year now and recently renewed our lease because we truly love this community. The environment is peaceful and feels like home. Sophia has been amazing to work with. She is sweet, kind, patient, and always communicates clearly and she is bilingual!! She genuinely cares about residents and is always willing to help, which makes a big difference in our experience here.

Kindness and Peace of Mind during the application and move in Process. Sophia is always Patient and Helpful with all of my questions and even when I settled in she makes sure that I am Ok with everything.
