No matter how many times you complain about these kids on their bikes riding around nearly causing accidents and revving their engines for hours and hours the office doesn’t do anything about it!! Especially after they close for the day or on Sundays morning afternoon and night! I guess this place is a speedway for children as well as an apartment complex. Do not rent here unless you love getting woken up and annoyed by these kids zooming around all day. Multiple residents have complained many times and they have yet to do anything about it! They’ve been warned before and still doesn’t stop them. They don’t care, their parents obviously don’t care annd must be horrible parents. Even after being here for years I think I’m done with this place unless they fix this issue! They’ve only sent out texts and emails saying it’s not allowed but that’s all. No lease violations or anything???? WILL YOU PLEEEEASE DO SOMETHING!? FRONT OFFICE?? We don’t pay high rent for this!

Honestly love living here. Any issue I’ve ever had has been handled immediately, and the staff is always so amazing, supportive, and kind. The complex itself feels comfortable and welcoming, which really makes it feel like home. I’m so grateful to live in a place where residents are truly cared for. 10/10 ❤️

I’ve had such a wonderful experience living at The Ranch at Fossil Creek. The community is beautifully maintained with clean, modern amenities and a friendly atmosphere that truly feels like home. The leasing office staff are outstanding. Shout out to Pricila and management always professional and quick to respond to any questions or concerns. She made the application and move in process smooth and stress free. I highly recommend The Ranch at Fossil Creek to anyone looking for a comfortable and welcoming place to live

Avoid this property and anything managed by EXPPM!!! From day one, our experience at The Ranch at Fossil Creek was awful. The management and maintenance team showed poor attention to detail and almost no communication. It regularly took days to get even basic issues fixed, including repeated problems with air conditioning and plumbing. Our AC unit failed three different times before they finally agreed to replace it — and then it took them over a month and a half to get the new one ordered. The unit below us had serious hygiene issues that caused infestations and a horrible odor. Management was made aware but did nothing for over a year before finally addressing it. A month before we moved out, someone fired a gun into an apartment and ran off — a shocking reminder of how unsafe the complex had become. I repeatedly asked to speak with the regional manager, but the property manager, Vallery, continually lied and said they would reach out. They never did. Overall, The Ranch at Fossil Creek is extremely poorly managed, unsafe, and not worth the frustration. I would not recommend this complex or any property run by EXPPM Property Management.

I hate to have to repost a negative review but I need to formally express my extreme dissatisfaction with my recent move-in experience and the conditions of the apartment I was provided at The Ranch at Fossil Creek. After receiving our approval, we paid all move-in fees as outlined in the official communication from management. On move-in day, we arrived to collect our keys and make our final payments, only to be unexpectedly told that August rent was due immediately. This was never previously communicated. Given that I moved in on July 28th and had already paid the full prorated rent for July, this demand was both confusing and concerning. After some discussion, management agreed to accept the August rent on the actual due date, and we were then given access to the unit. However, upon entering the apartment, we discovered two windows with visible gunshot damage and shattered glass scattered throughout the space. This posed a serious safety hazard. The only action taken by management was to place sheets of plexiglass over the damaged windows—no timeline was given for proper repairs, nor were we offered a change of unit or any additional support. Given that we are in Texas summer heat, this makes the unit extremely uncomfortable and insecure. Further, I was not allowed to pay my rent online. My rent due date and payday both fell on a Sunday, and there was no secure drop-off method available. This structure all but guarantees a late fee, despite the fact that my check was dated appropriately and ready on time. This system is neither tenant-friendly nor flexible. Additionally, after moving in, I was informed that a pet deposit was required—something that was not communicated prior to move-in and was never included in the initial move-in cost breakdown. Management initially stated they would waive the fees due to their oversight, but they continued to charge the daily penalty regardless. Beyond the administrative and financial frustrations, the condition of the apartment itself is deeply concerning. From day one, the unit had a noticeable pest problem, including ants and roaches, which required immediate attention and intervention on our part. Overall, this has been the worst rental experience I’ve encountered. The lack of communication, the unsafe and unsanitary living conditions, and the continued administrative errors are unacceptable. I am documenting this experience and look forward to resolving these issues appropriately. I also intend to escalate this complaint to your regional or corporate office if needed. The office manager reached out and asked me to remove my last review and she would have my windows fixed within the week and have all the fees taken off my account, it has been 2 weeks since she has promised all of these things and nothing has been done I still have plexi glass windows still have fees on my account, she won’t respond to any of my messages or my emails, it’s been 23 days since I moved in and I’m still having to live with plexi glass windows on the 1st floor. And no timeline on when this will be fixed. I’ve reached out multiple times and she just doesn’t respond. This community has such poor communication skills it’s absolutely wild.
