I moved into the Mason Apartments 6 months ago. I discovered that previous management had been poor and things were not good. However, I moved in under new management, and CAF has been great to work with. So I thought it important to write this review so those of you searching for a good place to live would know that The Mason is just that. It is relatively quiet and a safe place to live. (They have regular security patrols daily/nightly) My apartment is newly remodeled. Merissa and Amos and the maintenance crew have been friendly and easy to work with and have been prompt in answering my concerns.

Marissa (I hope I spelled her name properly) is working wonders for this place. She had maintenance come out and look at every issue I had. She’s very communicative and will call just to make sure everything is going ok. I’m very thankful for whatever magic she’s doing, because it’s working.

I, Brenda Alvarez, renewed my rental agreement a little over a week ago, which clearly states that I must pay a $10 fee for trash reimbursement. I paid the rent on October 2 2025, and they sent me an invoice as payment confirmation. When I checked it, I saw that I was being charged $20 for trash! when the renewal contract says it is $10 dll, at that time I sent an email to the manager Merisa, and also to an assistant named Harper, showing them the invoice where you can see the charge of $20.00 dll and the contract where it says it is @10.00, I did not receive any response, so on Tuesday, October 7, 2025 I went to the office and it was closed as almost always, and I decide to call the office and Merisa answers me, I tell her my problem and that she please correct it and refund me the $10 dll, and she says no, that if I should pay that amount and I tell her no, to check the email I sent her to see what the contract says and she tells me that the contract is the one that is wrong, that the $20 dll is what I should pay for garbage and that she is going to send me another contract for me to sign, I told her to please respect what the contract says and she refused so I hung up. that was Your entire response. I agreed to renew the contract because when I spoke with Ayla, and the manager Cory was there, I let her know that I'd been having a rainwater leak problem for over two months, a problem that continues to occur every time it rains. She told me not to worry, that before the contract ended on September 30, 2025, they would fix it and have the carpet cleaned because it had been getting wet several times and was drying out on its own as the days went by because no one had resolved anything. I also asked her about a charge that appeared as a "lease lock fee" of $37 USD and she told me that this charge was only for new residents who want to move in, not for us, that it was a renewal, and I was satisfied with her response. On September 26th, after struggling so much to get in touch with someone at the office and have them send me the new contract because they were already charging me more than $1,000.00 USD, finally Merisa, I think that's the current manager's name, turns out that that day she sends me the contract and we signed it, and there was an addition where it said that you had to pay those $37 USD without the right to a refund and that it has to be paid every month. Well, I had already signed it, so it was useless to go and ask, because everything they told me before about my doubts was a lie. I don't know what's happening with this condominium, but it's deteriorating more and more in all aspects. the office is always closed, I went on Tuesday October 7th to speak with the manager Merisa, but it was closed, I called and she said it wasn’t a mistake, that it was $20 USD for the garbage service, and I told her no, and that’s why I sent her the images as proof of what I was saying. I sent her an email shortly after I made the payment on October 2nd, with the image of the contract where it specifies that it was $10 USD for garbage, and the invoice where the charge of $20 USD appears for the same service. She never answered me, so I called that same Tuesday. Well, she didn’t want to acknowledge what was signed and told me she would send me another, already corrected, contract for us to sign!! How could that be a mistake if they sent me the contract almost a week after the previous one ended and it still had errors? I have always been responsible with my obligations as a resident of this place, paying on time and in full because I do not like to fail in what concerns me, and I expect the same from you as managers of this complex, but no, there is no seriousness or commitment to resolve anything. What are you playing at? I hope this complaint reaches someone and can take action on the matter. I tried to fix this in the best way but it was not possible, so if you can avoid bad times and neglect, DO NOT RENT HERE !! Am I the only one this is happening to?

I'm excited about the changes that I see on the property. Merissa is willing to listen and knowledge about her job. Better things are going to come because of her

There is literally residents parking in the visitors spots and there is barely any visitors spots on martindale as it is. There needs to be towing enforced. I know that residents are not suppose to be in visitors. They park their car at night and then move it during the day. It’s not fair to those who have visitors that work nights. And again there is barely any parking on martindale as it is yet there is so many residents spots always open. There should be no reason for the residents to be taking up the minimal visitors spots.
