I LOVE living here at Royal Orleans West! The area is beautiful, with a gorgeous park nearby and a variety of shops. I’ve experienced meeting wonderful people, learned about all the great things to do in Fort Worth and in this beautiful area, and also learned about being a part of an HOA and what that entails. I see that people are really invested in making Royal Orleans West a great place to live for anyone; it’s not an easy job to make everyone happy at all times, but I think our board here strives to keep costs down, yet continue to keep our grounds beautiful and maintain the property. Our maintenance men are extremely competent, kind, and trustworthy. Our management is wonderful. My decision to buy a unit here was definitely a good one, and I’m very happy!

I’ve owned a condo and lived in Royale Orleans West Condominiums for ten years. In my opinion we now have the best Property Manager and maintenance team we’ve ever had.

Beautiful, upscale condominiums in a prime location. Large units with high ceilings and plenty of large windows. Management is HORRIBLE. Rude, defensive, vengeful and argumentative. No education regarding simple English grammar, spelling and punctuation. I almost need a translator to read her messages/emails. In a 15 month period she missed SEVENTY EIGHT (78) days claiming to be "working remote" but no work was done. For the last three (3) years homeowners have been paying approximately $3,000 per year for a software program that (supposedly) keeps all of our minutes, financials, contracts, etc. We are DENIED ACCESS! It has been discussed repeatedly even at BOD meetings. The Treasurer (along with management) also has access to this program but refuses to allow access to homeowners. This same man was found to be paying himself $1,000 per month for a VOLUNTEER board position. When the homeowners discovered this he argued and threatened to quit if he wasn't going to be paid. This used to be a fabulous property and one to be proud of. During the last three (3) years, it has deteriorated to almost trailer park status.

Great Condominiums, older but larger and well taken care of, only issue is the oversized HOA Board, 7 members for 88 units and they are always the same people and one of them is power hungry, they constantly turn over management ( 4 in 4 years) because of the massive egos and bullies running the HOA. They want everything done right now but want bottom dollar pricing from all vendors to the point many companies refuse to do business with them. Now HOA members are trying to manage the property themselves, exposing the property to tax liability and playing favorites. Renters be aware that you will be treated poorly by the HOA even though you are paying more to live there than anyone else. Update 04/01/2020 Nothing has changed other than they have hired 2 guys with no experience in commercial equipment to take care of commercial equipment, soon something expensive is going to fail and assessments will be expensive. HOA still enjoys bullying renters and residents alike. North and East have better, stable boards and management.

New management. New BOD. Much better and looking good for the future. Dues are high and assessments are too common. I love my unit and am impressed with recent improvements but may be forced to move due to high dues and assessments.
