Over 1 yr after move in, I'm still very pleased with my apartment and the property. It's not perfect: the elevator was out for months and I live on the 4th floor and while entry gates weren't functioning I encountered numerous homeless people in hall ways and stairwell. But I love my apartment and the view. Management has always been courteous and attempted to keep me updated on status of my 2 big issues identified above. I love it here.

I’ve been living here for just three months, and unfortunately, I’ve already decided not to renew my lease. I had high hopes when I moved in, but the experience has been incredibly frustrating due to the ongoing and unresolved maintenance issues — and overall poor property management. Since moving in, I’ve had to submit seven different maintenance requests — and that’s not even counting the multiple follow-ups for each one. I often have to call several times a day for multiple days just to get an update, and more often than not, I never get one. Even worse, requests are frequently marked “completed” when the issue is clearly still not fixed, which means I have to start the process all over again. Here are just a few of the biggest issues I’ve faced: - AC outage for 10 days — My AC went out on a Friday evening in August (in Texas!), and I couldn’t get in touch with anyone until Tuesday. There was no emergency line that worked, despite repeated calls and clearly stating it was an emergency. My apartment reached 89° and was completely unlivable. I had to book a hotel for myself, my dog, and my cat, and later had to purchase a window unit out of pocket since one wasn’t provided until day 5. I’ve asked for reimbursement for the hotel and AC unit, and a 2 months later, I’ve received zero communication. Meanwhile, I was still expected to pay 2 full rent payments and had a crazy electric bill because of the window units. - Smoke detector beeping at night — The battery died and it beeped from 1–4 AM for two nights in a row. I called repeatedly, even while it was happening, but it still took two full days to resolve. Combined with the AC issue, my sleep has been repeatedly disrupted. - Garbage disposal and dishwasher — The disposal was completely backed up right after I moved in and took two weeks to fix. On the same day it was finally addressed, I submitted a request for a leaking dishwasher. The maintenance team wasn’t even aware of the request when they came. The replacement dishwasher arrived dirty, with residue and broken glass inside — and it still leaked. Thankfully, the crew was still on site and came back, but again, this isn’t the first time a request was marked "done" when it clearly wasn’t. - Persistent plumbing issues — Even after repeated repairs, the garbage disposal still backs up regularly, sometimes within a day of being “fixed.” - Ongoing AC issues — My AC has now stopped working multiple times. I’ve submitted 4 separate service requests just for this issue alone. Each time, I’m told it’s fixed — and each time, it breaks again. I currently have a window unit again, but no clear long-term solution. On top of all that, the general condition of the property is poor: - The hallways, stairwells, and elevator are frequently covered in trash and dog urine, which never seems to be cleaned up in a timely manner. - The security gate is constantly broken, making the "gated" aspect of the complex basically meaningless. - Because of the broken gate and lack of security presence, homeless individuals frequently come into the building, often sitting inside the entryways and even asking residents for money when we come home. It makes me feel unsafe, especially at night. I’ve made several attempts to speak with management directly about these concerns, but so far, I’ve been ignored. This review is, unfortunately, the only way I feel I can get my voice heard.

Genuinely the worst apartment I have ever lived at. The place is always dirty. Trash will stay in the hallways for weeks at a time. The bottom floor and stairwell almost always smells horrible. The elevator and main gate breaks CONSTANTLY. It makes this place feel extremely unsafe. The management just gets worse as time goes on. If you have noisy neighbors above you, you may as well just move out. I have called the office countless times about noise complaints that happen DAILY all throughout the day. These neighbors make tons of noise to the point it PHYSICALLY shakes our apartment. They will do this well past 11pm sometimes up to 2am. But does the management do anything? No, they don’t. They don’t care about their residents at all. The only reason I’m still living here is because I’ve been here for awhile and it’s the cheapest rent I can find. They now charge $1,200 for new residents and that just feels like a crime considering how awful this place is. If you’re looking for somewhere to live, look somewhere else. DO NOT MOVE IN HERE. I DON’T RECOMMEND THIS PLACE TO ANYONE. WALLS ARE THIN, PLACE STINKS, ITS UNSAFE, MANAGEMENT IS ABSOLUTELY USELESS.

When I first moved in three years ago I can honestly say I had no complaints. I felt safe, no issues with management, and any issues I had were addressed in a timely manner. However, since new management has come in, Diana and her team, things have not been what they used to. First of all, I have had a maintenance order open (it’s still open as I write this) for almost a month for a leaking pipe. I have called about 2 or 3 times asking what’s going and seeing when they will fix the issue. I keep getting reassured it’ll be fixed yet nothing has happened. In my eyes, a leaking pipe is a serious issue and could possibly be a sign of deterioration or the pipe could burst, yet there is an extreme lack of urgency with the management office to get this issue fixed. Additionally, my lease is up next month and I STILL have not received my rent renewal. Again, I have called multiple times, but to no avail. It’s ridiculous because they are required to give you the renewal offer in a timely manner so you can then decide if you want to stay or move according to the adjusted prices for the new year. Furthermore, the gates are always broken. I have multiple videos of nearby homeless people who wander in and roam the hallways, steal neighbor's items, smoking in the hallway, and dumpster diving. There are spiderwebs in the hallways, stains on the walls, people let their dogs run without a leash. I’ve had two occasions where an unleashed animal has run up on me. I am so disappointed in what has come of these apartments.

Very happy I’ve had the opportunity to live here. Management is amazing, the neighbors are incredibly friendly, I’m I love with my apartment, and it’s very affordable given the lovely area. Big props to everyone for keeping this community bright. I’ll definitely continue raving about these apartments to anyone who’ll listen!!
