Our time at The Flats on Handley was an absolute disaster. Within 24 hours of moving in, we were dealing with a serious cockroach infestation, even finding roaches inside a sealed box of food. The apartment was completely unlivable from day one. We immediately reported the issue, but management’s response was slow and unhelpful, leaving us with no choice but to move out in less than 8 hours. To make matters worse, they later asked us to remove our review - a shady attempt to bury the truth. Adding insult to injury, they questioned the legitimacy of our income and paystubs, despite us easily meeting their qualifications. For reference, we collectively make nearly a quarter of a million dollars a year, yet they still slapped us with a $1,000 “risk fee” for no valid reason. Ironically, we moved into a luxury apartment downtown immediately after—with zero issues, no extra verification, and no ridiculous fees. If you’re considering living here, THINK AGAIN The misleading photos, poor management, current tenant cleanliness and lack of basic standards make this place one to avoid. You’re better off looking elsewhere!!!

I came to this apartment sight unseen trusting the word of the manager that worked there ( my mistake). On the website and over the phone it was said it was a gated community. However the gates stay open 24/7. The photos look nothing like they do in person. My apartment had roaches within the first night of being there I saw more than a handful. Was told the problem would get fixed within 2 days. Didn’t hear anything from them. No call, no text on when they’d have someone be there. I moved out the next day.

•UPDATED REVIEW 03-25-2025• I had an extremely disappointing experience at The Flats on Handley. Within 24 hours of moving in, I encountered a severe cockroach infestation, including roaches inside a sealed box of food. This was not only unsanitary but also made the apartment completely uninhabitable from day one. Despite bringing this to management’s attention, the response was slow and unhelpful, causing significant stress and forcing me to move out immediately (less than 8 hours on the property). To make matters worse, management ( Stephanie) later asked me to remove this review, which is beyond unprofessional, considering its reality. Adding to the absurdity, The Flats on Handley falsely questioned the validity of our income and paystubs, claiming they were fake. They required a $1,000 "risk fee" despite us meeting ALL qualifications. Including making almost 19.5x the rent. Ironically, we immediately moved into a luxury apartment after this nightmare—requiring ZERO risk fee or additional verification. CLEARLY, legitimate properties have no issue approving qualified tenants income, unlike this place. Steer SO CLEAR of The Flats on Handley. The mismanagement, lack of basic health standards, and shady business practices make this a place to avoid at all costs. The pictures online look NOTHING like the actual property, and the tenant quality clearly reflects the lack of standards. Don't make the same mistake I did!!

Stephanie is the absolute best. She and her staff are always so friendly and on time. That has not always been the case while living here so I feel it’s absolutely necessary to give credit where credit is due. She’s definitely turned things around for the better. Thankyou Stephanie for creating a safe and clean living environment for the community as a whole. Shout out to Frank as well! Best maintenance man ever!
