TLDR: Scoring: (-) Neg, (~) Neutral, (+) Positive - Old Reviews (3yrs ago+) are from previous management company 4/5 stars. I would rate 0/5 if possible. ~ Maintenance finally came to remove old leaves, and sweep hallways. - Extremely unreasonable office hours (~3 *partial* days per week). Opens after everyone is at work and closes before people return home. See picture of the ridiculous schedule. ~ Working families so it's very quiet. Unless you're stuck with a neighbor that like to smoke cigs in front of your window or blast music at 6am. + Close enough to West 7th without the crazies ~ Star-telegram has a 2023 article about re-developing this whole place; No timeframe. It's still a rumor so ask around. - See pictures for hidden fees and other negatives. Updated Review June'25: - Removed: No community upkeeping. Finally saw some cleaning this week. - Clarified: From all to most buildings are pre-WII. There are some "newer" units. - Removed: Broken laundry, they replaced with functioning machines. - Posted pictures. Please check them out. ---------------Ranting but justifiable------------- Ignore all positive reviews from 3 years or older. It is no longer true. I have lived in this place for over 3.5 years and saw the drastic decline from a 4 stars to a 0 star quality. After the management team switched from Portico Property to Resprop I can no longer recommend this place. Previous management maintained this place, fill the community with holiday activities and actually have a full week of office hours. Any maintenance request were attended or responded to within 24 hours. Under Resprop Management, they charged additional facility fees, took them months to fix the gates (just fixed and back to broken LOL), many laundry machines are dysfunctional for months. They have the AUDACITY to cut office hours down to 3 days per week (human only available Monday). Who decided to close the leasing office at 1PM on a Monday? No need to fix anything if there's no tenant coming to complain. It's easier to ignore online request. Did I say that the previous management company did not charge us extra facility fees and they still were able to open 9-5 Mon-Friday? Do not be deceived by the "below average" rent prices. Expect to tack on another ~$45/month of non-negotiable fees. If you do intend to rent here please I urge you to do a community walk around and not just your apartment unit. I can't speak for the "newer" units but most of the buildings were constructed pre-WWII so don't expect anything fancy. There is an aerial photo online of this place 80+ years ago (ask your great-grandparents about "Chicago Electric Co.") There are no kitchen/bathroom ventilation so you'll have to install your own exhaust fan. Matt paint is used everywhere especially kitchen where it absorbs oil splashes and bathroom where it eventually swell and cracks. Fake plastic-like tile around bathtub walls that started peeling--real ceramic does not peel. My unit doors can't fully close in the spring perhaps due to moisture absorption or they dozen of paint layers over 80 years. Bathroom window is a single pane so it frost/ice with freezing air leaks during winter. The only reason I still tolerate this place is because of how cheap it is, proximity to work, and I almost saved enough to buy my own property so I decided to deal with the extreme inconvenience. *Notice how none of the 5 stars review have a single photo to back up their claim* New Update: Honestly, don't bother renting. Too many little things that waste your time and energy. You'll end up using your PTO just to free up your Monday for a chance to find a warm-blooded human in the leasing office. I bumped into two potential tenants trying to find a human to speak to. Told them they only breathe on Monday and don't answer calls any other day. Answered some hidden fees question which probably spooked one away immediately.

Moved in a couple of months ago. Getting a tour was easy. The staff was very friendly and accommodating. Had some issues when I moved in but they were taken care of immediately. I chose one of the original apartments. I have lived in an 100 yr old house and had a friend that lived here previously, so I knew what to expect. I don't need the amenities offered by other complexes such as a pool, fitness center, clubhouse, etc. Just not my thing. I truly hope a remodel is in the works and that they keep the charm of the apartment. They have some of the original fixtures that could easily be brought back to life. I want to give a shoutout to Sheena. Today, I saw her cleaning the entryways of the apartments. I usually keep up with ours but it was nice to see her out and about giving them some love. Not many property managers would do that! The property itself is beautiful with the trees and walkways. My dog loves to go for walks and go into the dog park. He has met a friend here as well which is nice. Most of the residents allow you alone time in the dog park with your dog. The only complaint here is that they don't clean up after their dogs. Pretty common at most dog parks sadly. I've seen a bit of maintenance happening such as tree trimming/removal, lawncare. Would like to see some of the buildings kept up better but cost is definitely an issue. The property is also extremely quiet. Shockingly quiet. The only real issues here are some of the residents and the lack of cleanliness on their part (cleaning up after pets, sweeping common area in their immediate area, trash, etc). Pros of the property: management, cost, charm, location, dog friendly.

Management seems to be on a revolving carousel, they get rid of property managers and don't even tell the residents. We have been waiting on a small washer issue to be fixed for 1.5 months now. The maintenance guy has no experience in plumbing, and the apartment doesn't even know how to shut off water. What would they do if another winter storm came in and busted pipes? They refuse to call out the Fire Department to show them how to shut off the water. The dog park is constantly filled with poop and only cleaned up by me, my girlfriend, and a few other kind residents. In fact, residents seem to be the only thing holding this complex together. Stay away if you value responsive and responsible management and maintenance!

Love Crestwood Place! The location is amazing, and the pricing is incomparable. My husband and I have lived in these apartments since 2021. We have now lived in 3 different apartments here (we have sized up twice) and had great experiences. The apartments are old so you need to have grace with knowing that there might be little issues that come with the old charm, but any issue we’ve had has been quickly fixed. We just transferred our lease to a new apartment and Linda made it so quick and easy for us. She has been very helpful, honest, and kind through the whole process, we really appreciate her!! If you read that nasty review that was left saying the people that live here don’t actually like it, I promise that’s not true, anyone I’ve talked to loves it here and we’ve seen multiple other neighbors also transfer to bigger apartments because they enjoy being here.

Three years here and not first unsatisfactory review. New management company gets a D- Entrance and exit gates remain open 24 hours a day. Not only safety issues but welcomes people to dump loads off in our dumpsters thus residents throwing their trash on ground! Put in work order six months ago and got text my order was completed….washer was never repaired. Elderly (like me) lady stopped me on Saturday and asked if I knew where working machines are located. Office is open one day a week! In reality, zero money is being spent on the upkeep of this property. (although we pay plenty of fees). Crestwood Place do better please
