The worst place to live. My apartment was handed over to me completely filthy, even though they said it had been cleaned twice. The management is the worst; it took weeks without anyone in charge. My husband, my son, and I all hurt ourselves stepping on the carpets. The front door is damaged, and they only said they would check it during Thanksgiving week. The carpets stink; I don't know what else to use to get rid of the smell. Look for other rental options. Just moved here from Houston about a month ago. Moving in and communicating with management is slow but responsive. This complex sits off the main road in Ceburne/Joshua. These apartments are 4 family duplexes, all one story with up to 3b 2b options. Very affordable. This area in general is rural suburban, nearby are farms. This location is 15 min from shopping and larger restaurants. The units themselves are single story ranch style homes with plenty front and back yard. Each unit has plenty of parking, at lease 4 cars per apartment. There are gated patios and privacy fences between units. Very family oriented, kiddos play up and down the street. No playground equipment or pool. Getting settled in and enjoying it.

To put things in perspective for anyone reading comments about this place in the future: I have never left a review for anything in my entire life. I’m not a Karen. However, it’s bad enough here that I feel it’s necessary. We’re six months into the lease, and nearly every maintenance request my wife has submitted remains unfulfilled. It’s nearly impossible to contact management—much less maintenance. The office is a ghost town most of the time. We’re not talking about nitpicky requests. These are legitimate health and environmental hazards. On some days, my kids can’t even ride their bikes in the street because septic water overflows from the tanks and spills onto the road. Despite my wife and I maintaining a clean, hygienic, and tidy household, we’ve developed a persistent gnat problem that is unquestionably due to maintenance negligence. The entire property has become a black-water marsh. There are countless days when you walk outside to the overpowering stench of human waste and stagnant water. For over $2,000 a month, my kids shouldn’t have to avoid riding bikes because of standing sewage in the street. Meanwhile, the whole property smells like a five-acre toilet bowl someone forgot to flush. DO NOT MOVE HERE!!!!!! The only favorable ratings on the reviews page appear to come from the office ladies.

Our ac has broken 5 times in a month. It is so difficult to get in touch with anyone in the office. The office in the community is usually empty. Phone calls go unanswered. The homes are pretty good. Lots of space. Storage is not so great. The lawns are kept up with fairly decent. I like the fenced in back patio but wished it included some yard.
