Honestly the best apartment complex I've lived at so far! I would have stayed for another year to make it three but had to return to my home town for family. The location was perfect. I would walk to Whole Foods, farmers market, and to Pax and Beneficia for coffee. I’ve personally never had any issues. I know my neighbor had one issue where his truck tires were stolen and there were no cameras. I think that was the most negative thing I’ve personally saw and heard. I guess the only issue with the apartment is cameras around the whole complex but that’s it. That I can report. Other than that, maintenance responded within the day, the amenities were great, neighbors are nice, and staff was amazing.

I had a great time meeting Amanda at Atlas Waterside. She greeted me with warm, positive energy and listened attentively throughout our conversation. The property itself is beautiful and very well maintained. I highly recommend this community and its professional team! ⭐️⭐️⭐️⭐️⭐️

When we first moved in, the “dream team” (Andrea, Anne, and Jonathan) made Atlas Waterside a great place to live. They cared about residents and made the community feel alive. Sadly, once they left, everything went downhill. Here’s our experience: • Safety Issues Ignored: We were robbed twice in the public garage due to poor security. Stairwell doors had no locks, fobs didn’t work, and the only functioning camera was at the gate. Residents (including us) repeatedly asked for basic security like fob access and working cameras, even signed petitions—but nothing was done. • Targeted Break-In: After being robbed, we paid extra for a private garage to feel safer. One morning, I had to call maintenance because the garage door was off the tracks. A few days later at 6 AM, I showed up to find the garage off its tracks again—this time broken into. My truck window was shattered, thousands in tools stolen, and the police report even suggested it could have been an inside job. The whole situation felt fishy, and at that point, we no longer felt safe living here. • Management’s Failure: At first, management seemed sympathetic and even promised to waive our lease cancellation fee due to the break-in. But then the manager (Amanda) stopped returning calls and emails. I had to show up in person multiple times just to get a response. After two months of waiting, the “resolution” was that we had to pay double rent plus a fee to leave early. Cameras were supposedly “the fix”—but they never happened, and even if they did, watching theft on camera after the fact isn’t safety. • No Humanity: We weren’t asking for handouts, just reasonable help given the circumstances. Instead, we lost thousands in property, felt unsafe in our own home, and were financially penalized just to leave. It’s been a year since we left, and I’ve held off on writing this because I didn’t want to write purely from emotion. But looking back, the way this was handled showed a total lack of care for residents’ safety and well-being. Atlas Waterside may look nice, but management is soft, unresponsive, and unwilling to step up when it matters most.

This is the nicest apartment you may ever live at. The amenities, the Trinity trail, the location in walking distance to a very nice collection of restaurants, it's near perfect. Sad to be leaving this place after two years. We took pictures of the kitchen so when we one day build a house we can model it off of this one (Style 2C). If you're working nearby and can afford the rent, this is the place to be. If you do choose to live here, there are some things to be aware of to make your living experience even better, or to work around some inconveniences that are typical of an apartment, but fewer than most. 1. The yearly fire alarm check requires a full day out of the house because the main apartment building (bldg 1) is massive. Move your pets and your family somewhere else that day. Consequently, anyone who sets the fire alarm off will set the full building on a screeching alarm. Doesn't happen often, maybe once every 6 months. 2. Your neighbors matter. I can't say that the walls are thin, but I don't remember hearing as much in some other apartments? Good to set the bed up away from the shared wall. Also perspective we lived on the top floor, so I can't speak much to ceiling step noises. 3. Fetch is the service for packages. Has worked solidly, but anything not USPS can't get sent to you by any other way than by Fetch. It will be returned to sender or held and made difficult to pick up. Amazon packages it can be faster to pick up at the nearby Whole Foods, but unnecessary if you just stick with Fetch. Fetch can also take USPS mail, so if you're unsure which delivery address to use, stick with Fetch. 4. Definitely take part in the apartment activities, they've always been solid. 5. The blinds keep the light out, but aren't so great at privacy at night. You'll for sure want curtains or window film. 6. Maintenance is also solid, so don't hesitate to report an issue. You don't need to fix things yourself.

Had the 1K apartment. Loved the area (quick access to the trinity and Whole Foods), unit space and the amenities, especially the gym and the new shop that was just installed. Most of the building is kept pretty clean, and the leasing agents always provided great service! However I had a few gripes; The fire alarms go off frequently. They are tested a couple times a year which is understandable for safety but they frequently would go off for other reasons and this was normally at night. Alarm had once gone off after business hours on a Friday and it took several hours to get the alarms disabled since there was no one around to do so despite calling the fire department. The handles on the drawers in my unit (I assume all units have the same) had sharp metal corners that stuck out, so walking or swinging an arm or leg into these became common and would draw blood. Can’t imagine these are very kid-proof. The garage is quite narrow. They do have those convex mirrors on most (not all) corners, but when trucks are parked in front of them, you cannot see them and have no way of knowing if someone is going to speed around a corner which happens A LOT. Had plenty of near misses in this garage. The garage either needs speed bumps or something done about the mirror visibility.
