I honestly hate even having to write this, but people need to be aware. This has been one of the most frustrating and disappointing experiences I’ve had with an apartment complex. We did everything the right way. We gave proper notice. We even moved out weeks early. Before making any decisions, we specifically asked about any fees to be aware of and clearly told we would NOT be charged some outrageous amount. We were reassured multiple times. Fast forward a few months, and now we’re being told we owe thousands of dollars including a “reletting fee” that’s nearly double our monthly rent plus court fees. No warning. No accountability. Just a demand for thousands of dollars. It feels deceptive and incredibly unprofessional. If we had been told the truth upfront, we would have made completely different decisions. Instead, we trusted what we were told and now we’re paying for their lack of clarity. The financial stress this has caused is unreal. I would strongly encourage anyone considering living here to get EVERYTHING in writing and double-check every single detail before trusting verbal assurances. This situation didn’t have to happen. Transparency and basic communication would have prevented all of it.

I’ve been living here for almost a year and honestly I’ve really enjoyed it! When I first moved in, I had a small issue with the sink but maintenance came right away to fix it. I live in the 416 building and I love being so close to the trail and close to pretty much everything I need. It’s a really nice area.

I’ve been living at Madera Leftbank for almost a year, and have pretty much no complaints. It has been peaceful and quiet, clean(for the most part), convenient and just an overall great apartment. I highly recommend living in the 600 Harrold Building (the one with the parking garage) because the garage makes a difference. Our unit faces the pool inward and have never had an issue with noise from the pool since this seems to be the more peaceful pool out of the two . All my maintenance requests have been addressed within a timely manner. My one complaint is that we had a bit of a cockroach problem during the summer time….like crawling through the air vents but besides that, it’s been great! I like that you can walk to the grocery store, nail salon, trinity trail, restaurants, etc. Target is super close and you’re also just overall centrally located so everything is within a 15 minute drive. Pretty unbeatable for the price here. I also can’t hear the train at all even though we are right next to it, but I’m sure that’s because we are facing the inside of the building so if that’s a priority to you, try to get an inner facing unit.

I’ve been living at Madera at Left Bank for a year now, and I’m genuinely excited to renew my lease. The staff here are professional, fun, and incredibly efficient — they make living here a joy. Work orders are consistently completed within 24 hours, and I rarely experience recurring issues. The resident events and amenities are top-notch. From resort-style pool- that has enough space for us all, to happy hours and versatile workspaces, there’s always something to enjoy. The property is always clean, well-maintained, and in excellent working condition. The location is unbeatable — we’re within walking distance or a short drive (less than 10 minutes) to a full-size grocery store, restaurants, shopping, walking/bike trails, and vibrant nightlife. Despite being in such a lively area, the community itself is quiet and peaceful. I’ve never had issues with noise or safety, and my packages have always arrived without a hitch. This is hands down the best apartment I’ve ever lived in, and I look forward to many more years here. Highly recommend to anyone looking for a high-quality living experience in Fort Worth!

I moved into an A1 last month and love the apartment itself and amenities, which is why I’m giving an extra star. Also, despite being understaffed and overworked, staff are all great. However, everything good about this apartment is nullified by the unbearable, incessant noise. Before anyone tries to say this “noise is a part of living downtown,” I’ve lived in 5 different cities, all with apartments downtown. This apartment is by far the loudest and far exceeds “normal apartment noise.” I dread coming home from work everyday and have to wear headphones/play music the entire time I’m home. I get woken up 3-7 times every night, even after I bought earplugs, acoustic curtains, and a white noise machine. I’m also just not even a light sleeper. I’ve literally started sleeping on the floor of my closet because it’s the only place I can ever get a second of peace. And forget about breaking my lease because it’s $2200! In order of least to worst noise: - Leaf blowers: Sunday morning starting before 10am and Thursday at 6am - Walls are very thin. I can hear every conversation my neighbor has while I’m in my bedroom and bathroom. Thankfully they’re respectful and not super loud, but you are definitely at the mercy of how loud your neighbors choose to be. And this goes both ways. You then don’t have any privacy either… in your own bedroom and bathroom. - Trash trucks 3 days per week (Monday, Tuesday, sometimes Thursday) between 4:30am-5:30am (didn’t realize this was even legal). I called the company about this, and they have refused to come at a later time. (Leasing office is trying to get them to do pickups later though, thank you!) - Worst of all: every 1-2 minutes all evening and night you’ll hear motorcycles and cars with modified mufflers race down the street and rev their engines (see video for what it sounds like, this goes on ALL NIGHT). I’ve lived by busy roads before and never had this issue. For whatever reason, the streets near W7th people love to race down. You have no idea how much I regret moving into this place. It is a sensory nightmare. My anxiety levels have never been higher, and I am so nauseous all the time from the lack of sleep. Just thought I would warn future tenants because it doesn’t seem to be discussed at all in other reviews. Light sleepers should stay away from these noisy apartments!
