Last 2 yrs we have been residents at Cortland Watersedge and I was super impressed with the service and operations team. Specially want to call out ‘Nacho’ who was super helpful from day 1 and even today our last day. ‘Nicholas’ is the 2 nd person who I want to thank. The team always has been eager to help out and go that extra mile to make the residents happy. If I ever move back to Dallas I would be just looking at this place. Thanks to them for making our 2 yr stay so much more wonderful.

If I could leave zero stars, I would. After living here for five years, I moved out and would strongly advise anyone considering this property to look elsewhere. The leasing team is extremely disorganized and consistently provides incorrect or incomplete information. I was frequently sent communications meant for other tenants, emails with wrong names or unit numbers, and conflicting details. It makes you seriously question how much sensitive resident information has been mishandled or shared improperly. I was also incorrectly charged additional days of rent after moving out due to the property’s failure to provide any formal move-out instructions. They do not send official move-out procedures, yet still enforce undocumented requirements and apply charges based on them. Many long-term residents, myself included, have chosen to leave due to poor management and ongoing safety concerns. Not all incidents on the property are communicated to residents, which is deeply troubling. I recommend staying away from this property. If you currently live here, get everything in writing and document every interaction.

I moved in about a month ago, and so far I love it here! My apartment has a great view, plenty of space, a fair price, and excellent service. I’ve called maintenance twice since I moved in, and both times they responded quickly and resolved everything efficiently. A special shoutout to Fran — she made a great impression during my tour. She’s warm, thoughtful, and very friendly.

Just a warning before you move in: You will probably not get your security deposit back. I only lived in this apartment complex for 15 months and have always gotten my security deposits back everywhere else. I do not have any pets or kids. Upon move out, I got charged $145 for a carpet stain removal. If there was a carpet stain, it was small because I do not remember having a stain, and never eat or drink anything but water in the bedroom. $200 for a Sheetrock repair. I did mount a TV so maybe that’s why? However, I used spackle to cover up every single hole, so I don’t understand why they are charging $200 for that. I have also mounted a TV at every other apartment and never had this issue. I got charged $50 for a ceiling stain removal and there definitely was not a ceiling stain because I don’t even know how I would have done that. Definitely learned my lesson to take detailed pictures upon move out to not get these charges ever again. I talked to family and friends about this and no one I know has ever dealt with something like this upon move out. Be careful and make sure you document everything if you do choose to lease with this complex.

I lived here for about 3 years, and it's been way worse with the new management that came in end of last year (2024)/earlier this year (2025). When my apartment flooded with raw sewage water due to upstairs neighbors flushing inappropriate items, the front office response was appalling. Staff had zero sense of urgency and their go-to response was "I don't know" instead of actually helping or escalating the issue. The sewage flooding wasn't addressed for HOURS (flooding occurred 9:10 AM, one maintenance guy came in at 1:25 PM) while I was sitting in my car waiting for it to be resolved. In addition, they expected me to continue living in the same contaminated unit and acted surprised when I demanded to be moved to a different apartment. The pattern became clear quickly - any time you need actual help, you get met with "I don't know" and stone walls. Ask to speak to a manager? "You can't talk to her." The staff is either completely untrained or actively trying to avoid doing their jobs. Either way, good luck getting any real issues resolved. They're switching to mandatory managed internet through GiGstreem for $60/month, marketing it with buzzwords like how the apartment provides "streamlined service" for things like internet. In reality, it is purely a money grab. A quick Google search or Reddit browse will show you GiGstreem's terrible reviews citing constant outages and slow speeds. For $60 you can get significantly better service from established providers, even if you want to keep your own ISP, you STILL have to pay their $60 fee. Be prepared for constant unannounced intrusions. I had staff visit my apartment 3 times in a single week under the guise of "check-ins." They give you impossibly broad windows like "Monday through Thursday, 9AM-5PM" expecting you to just be available whenever they decide to show up. Most working adults can't accommodate this ridiculous schedule. The final straw was when staff left my front door unlocked and slightly open after one of these visits, potentially exposing me to theft. During my move-out, management somehow double-leased my apartment despite clear communication from me about staying. This created a massive headache that, once again, the front office was completely incapable of resolving. The combination of poor training and apparent malicious incompetence made what should have been a simple process into a nightmare. Speaking with neighbors from around the complex, it confirmed this isn't isolated incidents - everyone experiences it. Everyone I talked to shared similar frustrations with unhelpful staff, poor communication, terrible planning, and being nickeled and dimed with "upgrades" that are purely cash grabs. Also note these apartments are older and you can quite literally hear your upstairs neighbors talk and walk around very clearly, the flooring is extremely thin and the walls are the same. Save yourself the headache and look literally anywhere else. The combination of incompetent management, privacy violations, obvious money grabs, and complete lack of emergency response makes this place unlivable. There are better options out there that will actually treat you like a valued tenant instead of a paycheck to squeeze.
