Disregard the noise being generated by some of the other reviews of The Reserve at Northgate. It is a great community. There will always be negatives, but this community is, by and large, a lovely place to call home. The leasing office listens to feedback and endeavors to work out resident issues. Ask questions, read the lease, use common sense, don't leave items in your car. The pool, fitness center, and clubhouse are fantastic. I enjoy walking to Trader Joes - the location is super convenient for my commute and comfortable for the days I work from home.

We have lived there for a year. This has been our experience so far. The positives: 1. Everything is brand new. The apartments are simple yet upscale, with LED lighting and quartz countertops. 2. The soundproofing between units is impressive, although you can hear loud music and footsteps if you have an apartment above you. It’s reasonable though. 3. They accept pets and they have a fancy pet grooming room plus a small dog park on campus. 4. The amenities are quite nice: 24 hour gym, a pool, gas fireplaces outside, free EV charging, dog park, basketball court and a large hot tub. There is also a (quite nice) clubhouse for events, which is free to rent out for residents. 5. It’s located in a shopping center, so you can walk to Trader Joe’s. It’s five minutes. I love that. 6. The utilities are reasonable. The larger units have a heat pump/air exchanger and despite Pacific Powers outrageous electric rates, it quite efficient so it keeps your bill down. Water, trash and internet are all reasonable. 7. Maintenance staff are excellent and respond promptly. 8. The gates are all up now and working. I feel safe there. The negatives: 1. It’s expensive. We looked around in the area and honestly, all decent housing is expensive. Overall, it is a good deal for how nice the place is. Because of the heat pump and all the new appliances and LED lighting, the electric bill will be lower than older apartments. It seems to be fully occupied or nearly so, so I must not be alone in thinking this place is a good deal. 2. We have an apartment by the street and despite the rather impressive sound proofing, the motorcycles driving by in particular are quite loud and have woken me up in the middle of the night as they roar by. It’s central Medford, so expected, yet still a downside. 3. The parking can be tight. They have assigned parking now, so if you have one vehicle, you will be fine, if not, the second vehicle will likely need to park outside the fence. It’s expected though, because it is popular and the place seems to be almost fully occupied. Overall, it’s a good place to live.

WARNING to prospective tenants. I will be leaving as soon as possible. October marks a year of living at the Reserve where I have experienced/witnessed: -Gates not locked so the property is not secure. -Parking spaces are not assigned to any residents. -Car break-ins have occurred for multiple residents. -Their company equipment text message system used to argue and name call residents to their personal cell phone. - The building was supposedly falsely wired during construction and now there is no keypad entrance to the interior gym door, the clubhouse doors and the interior pool gates. During a tour you will be walked through this way with the use of their master key, but you will never have the same access. - 18 A/C units broke during a heatwave. - Multiple complaints about appliances including A/C units, fridges, ice machines, washers, dryers, lack of window screens, ect. Some residents bought their own A/C units to manage. - mismanaged billing and charges - flat tire caused by nails on the road left by the ongoing construction - Talking to the leasing agent Denise gets you nowhere, you will argue with her in circles. You are better off emailing her daughter/the manager Brittany Jones. Even if she works one day a week due to extended leave it is still more effective than talking to the leasing agents. Most importantly, my dog may have got sick the week that some herbicide/pesticide/chemical was added to the mulch WITHOUT NOTIFYING the residents. We are following up with what exactly was used while we get treatment at the vet. Something to keep in mind is majority of the early positive reviews were incentivized with a Google Review Contest held in January 2025 to win prizes. If residents leave a negative review they caution the resident to refer to #27 Interference with Management in our Rental Agreement implying what is being said in the online reviews is untrue, then an argument ensues and majority of the time the negative review is dropped out of residents fear of retaliation.

First off let me say I love how big my 2 bedroom extra is. The unit is lovely and the amenities are pretty cool, but something’s are just frustrating and I feel should have been addressed before even renting out the gates need to be fixed sometimes the code works sometimes it doesn’t and you have to find another gate or walk to the open. We don’t have assigned spots yet even just one I think should be needed. I know it’s a new place and things take time but it’s still frustrating. Once the gates are fixed and things are set up my score will change because the place does have a lot of potential

I really enjoy my studio here. The layout is smart and the space feels open. The amenities are great and the community feels friendly and welcoming. However, some interior details feel a bit rushed and outdated, like the washer/dryer and AC unit. My biggest concern is that the security gates have not been working since I moved in back in March, which was one of the main reasons I chose this community. With break-ins happening, this feels like an important issue that still needs to be addressed. Because of this, I’m hesitant about renewing my lease, even though I otherwise enjoy living here.
