They were affordable. But the board that runs the HOA is useless. All of that HOA money they receive monthly is not going to fixing the Condos. The fences are wood & they are missing slats & need paint. The roofs are leaking, making the inside of the condo have bubbled and chipped paint & other water damage. The residents sell their Unit cheap & leave. The problems never get fixed. All that money that they collect. I wonder where it is going? Because it isn't being put into keeping the Condos up; that is for sure!!!

HoA fees makes it something you'd really want to consider being a part of though a few units aren't owned by the HoA, but the apartments themselves are nice with a friendly community. No wash room, but most offer connections within the unit, as well as central air and heating. Pool, grill patio, and gym are well maintained, cleaned, and accessable. The tennis courts are in disarray and have no cover from the sun, while being tucked away and hidden. Pet friendly with a few places to take your furry one to the bathroom. Building maintenance is friendly and hard-working but I've had many issues with maintenance inside the building which is related to the actual owners. The water heater was also installed incorrectly and is to small for the unit size, please make sure to check. Simple things took nearly a year to fix.

Won't used them again customer service was the worst. Then they do an eye exam through telemed how can they get an accurate eye test. I apparently left there needing bifocals which is farther than the truth. I know because I had a second opinion eye exam and I don't need bifocals.

I have no idea what the HOA fees are count towards, but it certainly isn't upkeep of the common areas. Chipped paint all over the place, ceiling in the weight room collapsing, rusted, bent, jagged metal on the steps next to the pool are screaming tetanus for a barefoot child. Was condo shopping and abruptly stopped after doing the math on the amount of HOA's paid each month and comparing that to the upkeep of the common areas.

I own a condo here. Peaceful and quiet complex, gated, friendly people. Fitness facility and paved roads are older and need some TLC though. Convenient location and close enough to groceries, dining options, downtown EP, Kern Village. HOA on the higher side.
