I have lived here at Kings Hill Apartments for over nine years. This is a great place to live. The scenery at sundown is unbelievable to watch and the Franklin mountains are neat. It is pet friendly and the residents walk their dogs in the evening. There are some pretty neat dogs and they are fun to watch in the pet park. It is a quiet place and the tenants are nice and considerate to the other neighbors. The laundry rooms have new equipment and are always clean. The pools are well maintained and the grounds are beautiful. There is a party room and a workout room that are great with new and well maintained equipment. Like I said, this is a great place to live.

Lived here for a few years and they were horrible. Mainly had issues getting anything fixed and with management. Always a problem with me in specific (which from what I have seen, the property manager has a problem with other women) I had a leak in my room that covered some of my furniture in dirty water and they did not care to fix it or treat it as an urgent matter. She would say "don't worry, it won't rain this week" while I was living in my living room for 2 months. I eventually called 311 and the city inspector made them fix it in 48 hours or they'd get a fine. She started disliking me even more for this... the last thing that happened was the new neighbor harassing us and revving his car engine everyday and hitting the ceiling and walls at times where he knew we were home. I had multiple complaints and police reports and the property manager Karla decided that I was the issue and said they didn't want to do business with us anymore. This was a blessing in disguise. I moved to a cheaper place with more square footage and actual storage and a balcony. Kings Hill gets filled with wasps and bees in the summer, there is dog poop all year round that no one picks up, I was paying for a renovated apartment while I had a old beat up one that they never upgraded. Do yourself a favor and find somewhere nice where the property manager doesn't have mental and personal issues. I recommend the hills or paso oeste or double view. Anywhere but the Kings Hill. Should be Dog poop Hill.

⭐ 1 Star – Deceptive and Unethical Billing Practices I am writing this review to warn the community about my family’s experience with King’s Hill Apartments. After move-out, my elderly veteran father was forced to pay charges that did not exist or were never legally filed. These included multiple $55 blind/curtain charges and “eviction filing fees,” despite the fact that no eviction was ever filed in court. We have found no court records supporting those charges. These fees appeared suddenly on the final statement and were presented as mandatory, placing unfair pressure on a veteran who trusted the management to act honestly. This felt deceptive and predatory, especially toward vulnerable tenants. If you rent here, carefully review your statements, demand documentation for every charge, and verify any legal fees independently. I strongly advise future tenants to proceed with caution.
