The Village at Rayzor Ranch

I love this apartment and have been incredibly grateful to Erin, Ethan and VeSean! I have lived here in a different unit and then transferred to a larger unit which ran incredibly smoothly. It is an incredible location near the Rayzor Ranch complex of various stores and apartments and right off I-35! The emails from this leasing office have been detailed as to why things are shut down or not running as smoothly as one would like, exemplifying the pool. During the freeze of 2026, the leasing office and maintenance team were incredibly generous with checking on empty units or what they could fix during it.

Ethan Mitchell gave a fantastic tour today. I enjoyed working with him and look forward to signing with him next week!

With each new management team, the problems at this property seem to get worse instead of better. I have a laundry list of reasons why I would not recommend living here, but I’ll keep this fairly brief. The amenities are poorly maintained. Gym equipment is broken and a huge safety concern. A brand-new cornhole set purchased last year was left outside all winter and is now completely ruined. The pool area used to be one of the best parts of living here. Last summer it felt like an oasis where residents could relax, read, hear the fountains and birds, and enjoy some peace and quiet. Now management blasts loud music by the pool based on whatever the office wants to play, despite repeated resident complaints asking for it to be turned down or off. I used to keep my windows open to enjoy fresh air and the sounds of nature outside, but now the constant poolside music has completely changed the atmosphere of my home. The hallways constantly smell like trash, and instead of fixing the issue, management sprays harsh chemicals that just mix with the odor and make it worse. The property itself is also declining. Walls are crumbling, there are always cockroaches, and basic upkeep seems neglected. I’m especially disappointed with the new manager VaSean. She’ll be the first to tell you how amazing she is and how issues will be handled, but when it comes time for action, there is always an excuse and very little follow-through. This property used to have potential, but management continues to make choices that lower the quality of life for residents instead of improving it.
