Residences at Rayzor Ranch

I honestly don’t even know where to start. I moved into Residences at Rayzor Ranch in August, and from the very first week, the house had roaches. It was embarrassing and stressful. When we brought it up to management, they told us not to worry because pest control would come every week. They showed up for two weekends… and then completely stopped. Since then, the situation has only gotten worse. The roaches are everywhere, and now we’re also dealing with bed bugs. It’s exhausting coming home and feeling uncomfortable in your own space. When we talked to management again, they told us it would cost $550 for treatment. We agreed because we just want this fixed. But even after agreeing to pay, no one has shown up. We’re paying rent every month just to live with roaches and bugs. That’s not what anyone signs up for. On top of that, two rooms have had no lights for the past three months. Maintenance requests feel like they go straight into the trash. No follow-ups, no urgency, nothing. This has been incredibly frustrating and disappointing. I just want a clean, safe place to live, and that hasn’t been our experience here at all. I wouldn’t recommend living here.

Scheduled a self tour for these buildings for today, Sunday February 22nd. We booked it two days ago, and we got the email with a confirmation saying as such for Sunday at 12:00 PM. We then woke up this morning to another confirmation letting us know at 10:00 AM on Sunday that it would start in two hours at 12:00 PM. Perfect! Then, the issue begins... We get there 12 minutes early, still no follow up text or email. We call the number provided and we get a voicemail. We text the number provided, no response. We also emailed, again no response. I am unsure what happened, but letting potential residents drive all the way out with nothing to show is a bit unprofessional to say the least. It is currently 12:28 PM and still no follow up email, text, or phone call.. and their system says out appointment was still confirmed. Overall, best to talk to a human agent rather than rely on their systems. If this is how their systems are though, it makes me wonder how bad it will be if we became a resident. I would stay away.

One of the worst property management experiences ever. The management at Residences at Razor Ranch is extremely unprofessional. The way they speak to residents is rude and careless, and whenever we raised maintenance issues in the house, there was little to no response. We returned the apartment clean and without any damage, yet they charged us thousands of dollars in penalties. Before moving out, we even replaced the refrigerator water filter with a brand-new one due to an issue—but they still claimed the refrigerator needed full replacement and charged us for it. On top of that, they charged for full painting, carpet, and mats, even though everything was in very clean condition. It honestly feels like they look for excuses to overcharge residents. This place seems to target and scam students with unreasonable move-out charges. Several of my friends who lived here faced the exact same issues. ⚠️ If you are a student, please avoid Residences at Razor Ranch. Save yourself the stress and money.

We had a great experience working with Evelyn Fernandez at Razor Ranch! She was extremely helpful and patient while showing us the available rooms and answering all our questions. Evelyn made the entire process smooth and stress-free, and thanks to her, we got our lease approved quickly. She’s professional, friendly, and goes above and beyond to help her clients. Highly recommend her to anyone looking for a new place!

UPDATE 8/ 12/25 My family and I lived here for two years!! Although the town homes are very nice and spacious the STUDENTS and MANAGEMENT RUIN it for you!!! The students are very disrespectful and very inconsiderate of there neighbors!! They practically run the place. I have never lived at such a place where the community is full of students that are so disrespectful and VERY NASTY!!! They stay up and walk the community from 7pm all the way too 5am in the morning disturbing other residents while there sleeping!!! They leave there garages up with such filth and trash in which management do not CARE what they do!!! They speed constantly in the community, They leave there doors wide opened and you see the filth or you see animals where I lived run out the front door or the garage onto the main road and they bring shopping carts too the community and put them in there garage, or next too other people garage or park them by the sidewalk by the park!! There are no rules or consequences too what they do. Management send out emails too make you think they’re working on things in the back office, but there not. How could this owner build such a nice community too allow these students too come in and tare the community and place up!!! It is suppose too be a family oriented community but it is FAR from it!! They keep the 3 bedrooms priced extremely low, so they could keep the students coming cause that is literally there only residents. The company will always have issues keeping people and having MONEY because you move students in and out every 6 months too a year, and the students have a load of other students with them who are not on the lease and the management DO NOT AND WILL NOT DO an inspection too see how many are actually in these homes that are suppose too be. THEY will forever have leasing issues cause your not making money off any of the students cause there not there long term like families are. Also management WILL NOT EMSIL YOU BACK IF YOU ENSIL THEM!!! Too make matters even worse they give us a move out bill for paint $1,250.00. Because they don’t have the money to pay the company or too give me my deposit back they wanna make it look like we did $1,250.00 of paint damages creating untrue move out invoices. I did love when Melissa, Michael, and Magali was there cause they actually cared about the families and our concerns and complaints!! If you see 5 star reviews it’s the students giving the reviews trying too bust the ratings up for management and the community. Drive the community you will see a lot!!! This is not a 5 star community. Please look elsewhere spend your money somewhere that cares about you and your family!!! I’ve attached photos of how I cleaned my townhome, and I’ve attached photos of the things you will deal with when living there. How the students leave garages up etc.
