Constantly rotating management with an inability to keep up with tenant paperwork. DO NOT live here. For the first year living at Palladium, it was amazing. The apartment was nice, management was responsive, neighbors were great, awesome. Second year, management changed no less than 3 times with no notice to tenants. Gate codes changed with no notice to tenants, suddenly I can’t reach my own apartment without my roommate driving up to the gate to let me in. Then, they introduce a clicker to open the gate which works 1/5 of the time. Then, the portal through which we pay rent begins glitching, restricting my ability to pay rent at times, bouncing my payments (despite more than sufficient funds) and tacking on late fees without notice, not allowing me to pay directly through my bank one day and I must pay using my card which has a $75 processing fee. When I went to the office about the initial bounced payments, they were very polite, recognized the issue was on their end, reprocessed the payment and removed late fees. Aside from this, I had never paid rent late. However, soon thereafter management changed AGAIN. I gave my sixty days notice and when it came time for move out, contacting the leasing office to ensure there were no unpaid bills- they said there were not. Then, after moving out, I get a call saying I had unpaid rent. This new a manager was also very polite, but quit after a month leaving us with yet another manager. This time, they lost our paperwork, had the wrong people (many of whom I had never met and can only assume to be past tenants) on the least when I asked for a copy of the lease, claimed we provided no notice despite me having paper record of emails with past managers alerting them of move out, and tried to add illegal fees onto our bill (which I pointed out as illegal per the AG’s tenant law webpage & they were promptly removed). I can not recommend against living here more- while amenities are nice the constantly rotating management with poor organization will ultimately the be burden of the tenant and their bank account.

This is a review of our experience to this point, and will be updated when new information is obtained. As tenants who are both disabled, on housing, and who moved in on a VAWA situation; we were praying to be able to gain peace when already going through a very tuff situation. However, what we found ourselves in the mix of and still having to try and deal with, is something no one could have prepared for. We moved in our unit on 7/1/25, however, our financial account began in May 25 and started with charges that were unauthorized but didn't show up on our portal to months later. Then, 4 days after we were moved in while I was cooking, the entire left wall going from the entrance to the patio lost the electrical power going to all of the sockets, switches & included the living room ceiling fan/light, and ended on the porches loss of electrical as well. Caused us to submit a service request & to contact the manager informing her of the situation, they came looked & quickly left. However, even though being fully informed, and who should be aware of the Texas Property Code 92.052; for which states that a reasonable amount of time to remedy is 7 days, which management continues to disregard, and continues to cause us to suffer ramifications of their direct refusal to fix the issue. Causing higher risk of fire due to the electrical circuits becoming overloaded. Yet, management still chose to disregard not only the increased risk of harm to not only the unit but also the financial harm we occurred from the issues on our electrical bill. Further, management waited until September to take any steps towards looking into it. Then a few days later we woke up to our front door being covered in some kind of sauce, contacted management and was told they would investigate it. So I asked, how when there are no cameras.Then, not even a full week later, we arrived home to the electrical power once again no longer working, and still unresolved, and only a piece of what we have endured through Palladium's direct actions and still happening. The direct actions by Palladium/ Omnium and those in positions representing the company; involving the financial fraud of not only ours but others financial accounts which involve the very rent payments that allow tenants to have a home. The financial fraud being done with the refusal to fix it, despite the attempts of the tenant to mitigate goes ignored. Only to face being embarrassed and treated unfairly. With the above issues, along with so much more, we have had to suffer the Intentional Infliction of emotional distress caused by Palladium who is knowingly causing this harm and victimizing us even more, with 2 formal written latter's of complaint ignored & a Final Written Demand Letter was sent yesterday. 06/05/26 - In Response to the Owners Response to my review. * Although you took a very small amount of time out of your day to give a response, what you failed to do was to respond to anything of value and you kept your response to the minimum. Your lack of concern radiates through your response as it continued to stay inline with the same actions that have been continuously taken by the Palladium Denton owners and employees.On 5/30/26, I sent an encrypted, tracked, and time stamped email from my student email at a very well known University. I sent this email through my school for that very reason as well as I receive delivery and read statuses concerning the recipient of that email.- That email had a Subject of "Dorsett vs. Palladium Denton Final Demand Letter" and although, it was sent to the managers email and was delivered, it was never opened. This email also contained an encrypted, time sensitive, and password required file in which could be read but not downloaded or altered, that filer is Exhibit A through Exhibit B-2. However, since it was left unopened I did not bother to send the rest of the Exhibits all the way to F, in which all evidence could be seen.

Between my oldest child and me, we have rented at Palladium Denton for four years. It was a great experience at first, but then management changed . . . again and again. There have been several instances of incorrect charges and payment portal issues. Some of the managers don’t seem to be able to read the payment ledgers. In one case, I had paid a month ahead yet still received a notice for late payment and late fees. I had to go to the office and explain the ledger to the then manager and have them correct my account. Additionally, most communication is done through phone calls or asking you to come to the office. It is very difficult to get them to give you physical documentation for confirmation. Most recently, this lack of confirmation included the management not documenting that we responded to their phone call about renewal by telling them we would be moving out at the end of the lease on 3.31.26. We were told that this was noted on our account while on the phone with them. They even responded to the request for records from my kid’s new apartment complex. But they are now asking for another month’s rent even though all occupants moved out, went to the office and returned the keys, and talked with the then manager. There have been two sets of managers within the past three weeks! And I was told that there were piles of paperwork and unprocessed money orders sitting in the office when management changed hands. It’s impossible to get the same answer twice, to get written confirmation of answers, or to reach the corporate office for assistance. If they can’t get our account corrected, I’m prepared to go to court as it’s been impossible to get straight answers or someone who knows the accounting system. Be wary of renting here. If you do, get everything in writing and make sure you check the portal regularly to make sure they’ve properly assigned your payments. Updated 4.15.26 I have spoken with both Brittany and Kennedy. I have requested a full year's accounting ledger from each and was told it was on its way. I still had not received it as of this morning, so I called Brittany and she said she sent it. When I told her I had not received an email with the accounting documentation (payments over the last year), she said wouldn't send it until I sent her documentation of my bank statements. I told her that she is legally required to provide proof of accounting and that I would not be sending bank statements until they provide their payment portal and accounting ledger records. Brittany became rude and condescending, calling me "sweetheart" and "honey" and telling me that she doesn't appreciate being "punished" for the previous management. I tried to explain to her that any documentation and accounting mistakes made by the previous management ARE her job to resolve. She says that's not her fault and not her problem. It's frustrating trying to work with a manager who won't actually take accountability for what went wrong on the company's end. I filed a complaint with the Texas AG's office and am waiting for a call from the corporate office today. I will update if this gets resolved. Reply to the Palladium Staff comment added 4.15.26: I *have* been trying to work with the leasing office for two weeks. I received one payment amount from Preston and was told that everything else was complete. Now, there has been yet another manager change - Brittany. So far, Brittany has tried to add another month's rent onto the account and has tacked on $1,400 in additional fees, some of which run afoul of the Texas Landlord & Tenant laws. I was able to log into the portal today for limited access and get the accounting records myself as they still haven't been sent to me by management. If you look at the review history, accounting errors and deceptive charges have been a problem here for years. All I want is to pay the originally stated, correct amount owed and have the account closed. Current management, Brittany, keeps adding fees and changing stories instead. Corporate has still not reached out.

constant smell of weed coming from other apartments into others' home and when you even get in the stairway strong of weed, people smoking weed on balcony and in parked vehicles. drug deals frequently go on, on property inside gates in parking lot and infront by the office building. doors slamming all the time. walls very thin you hear cabinets shutting, neighbors talking in bathroom walls that join. you can hear people talking in their apartments when going through stairway because the walls are thin. people leaving trash outside their doors in large trash bags and walmart bags, then leaks not cleaned up from trash bags sitting for days by doors! stairway is filthy from things leaking trash etc, trash from food items, never cleaned in stairway area by maintenance or grounds keepers, visitors parking not being used as a standard so residents have parking where they live, constant non-residents parking and just sitting in parking lot to smoke weed. gates majority of the time dont work. too much of non residents just sitting infront of gates blocking residents from leaving or coming in unless we use the fob to open gates. people that dont live here on the lease,literally standing at the gates to come in when coming home. there's a call box but ignorant people refuse to use it! there's dogs that are most likely not even on lease out here. running without leashes, pooping and not getting cleaned up! vehicles broken down sitting for months. People don't work on vehicle taking up multiple parking spots and leaving things on the ground afterwards, vehicles leaking oil in every spot they park in. kids running around in street where traffic coming and going is unsupervised by adults. loud music playing from vehicles sitting in parking lot, not everyone finds your rattling trunk or windows cool sounding! also, there is a 2 person visitor(s) PER UNIT there are several not being held to that limit, most not even tenants at the pool! drinking and trash being left in pool area by grown adults. this could really be a great place if the drugs and thug type life was not allowed here! even though low income is allowed doesnt mean it needs to be ran-down and smelling like the hood!! there's been several years of changes within the office.. but that doesn't mean there should be a lack of keeping this property a safer and comfortable place. especially for those that actually live here, whether or not on state assistance. it would be great if there was registered parking for visitors, if there could even be reserved parking too! and actually towing those that aren't on the lease with those vehicles this. and after hours courtesy officer is waste of company money, when they don't tend to the property like they should! so as a review to those looking to live here. yes, this COULD be a good place to be whether your retired, single family, or by yourself. IF they can actually listen to residents complaints and change the environment around to be a safer and comfortable place to live all residents... but wasn't so..

I’ve been living here for 8 months now and have had no issues! Management is very nice and helpful, as well as maintenance. The units are very nice, new, and well kept. I previously lived in terrible student apartments where everything was a disaster, and moving here has been such a relief!!
