My review has been updated due to the multiple occurrences that should have NEVER happened. Upon move in, I was not given the proper floor plan as requested. I was changed to another unit, that not been attended to. Bugs were all over the place. I gotten biten up all over my legs over night, the oven did not work, the SmartHome features that you pay $100 extra per month for did not work, my kitchen faucet had extremely low pressure, upon move in I was locked out of the house through the garage door with a full loaded truck and paid hourly workers. The door had a lock, but there was no key to the door as acknowledged my management. How do you have a lock on a door, then not issue a key to the resident? I called the telephone tree Carmel Villa published number then a property contact Amber who I had met earlier. I was told that there was no emergency maintenance person and I had to get my own locksmith to come out. I waited over an hour for a locksmith with movers that I was being charged for! I paid the locksmith $100 then seeked out reimbursement from Carmel Villas. Do you know that they initially said that they would not reimburse me! How unethical is that? That truly left a bad impression! I had about 5 work orders that needed attention. There seemed to be no urgency to repair the oven that did not work upon move in or the faucet with extremely low pressure amongst other things like pest control. I must say that I truly value and appreciate the new manager on site Ashly who definitely takes pride in customer service and cares about the residents while the bureaucratic RENU Property who just took over truly shows that they don't in how they have handled situations and lack common legal Texas Residential Law. To date 1/8/26, the firepit is broken, the jacuzzi does not get hot, the guard rail in the pool is wobbly which is a hazard, the main car gate to the property is still broken...Gas been for months, and the gym is out of order due to a recent flood! We as resident's are paying $70 monthly for these amenities and can't use them. I really expected RENU Properties to do better as they stated that they would after taking over this property from a previous company in October! I guess I should have stuck with the negative reviews that I saw prior to signing a lease, rather than going off of friendly smiles and broken promises by the initial people I was greeted by. I hope and pray that things get better! ********* I found out in my property search that this community has been recently taken over by new management Renu. I'm glad that I took time to stop by the leasing office, rather than just depending on previous reviews. I was impressed by the friendliness and professionalism that I experienced upon walking into the office as I was greeted by Maddie, a Community Relations Rep. She gave me a tour of the property and I immediately liked everything that I saw. I was given a discount on the application fee and shocked at the affordable rent price. I had to apply! Amber and Maddie made the application process very easy. I was approved within an hour! I look forward to enjoying my new home and the beautiful amenities of this property.

I found this property 2 months ago and is an amazing place feels like home. Even I know it was a different management before but Renu took over. And they are AMAZING!!! Talking about the application Amber made the application process very easy!! She’s Awesome!! And Ashlyn too!! They been so nice and helpful. And after I move I have some issues but maintenance was on it fixed right away. Angie from GCM Solutions was on it. Fix the issues right at the moment. I look forward to enjoy my new home and awesome amenities they have.

The smoothest move in process ever! The leasing team was AMAZING to work with. I was not here before the new management but I can say that management now has been better than anywhere else I have lived. Everyone has been so helpful, responsive, and extremely nice. The property is well kept, neighbor's are kind, and the unit itself is beyond nice. I would recommend this "neighborhood" to anyone and everyone.

The new management company who took over this property have gone above and beyond. There is a girl who is basically a god send that works for RENU she is out here cleaning, helping residents, getting the gate to work, she is one of a kind and we collectively as a community couldn’t be more proud to live here now. Everything that has been broken over the last year - has been fixed, we enjoy going outside now and we feel safe. Keep it up RENU and I didn’t catch her name but she puts this company on my top list to rent from for many years to come. Outstanding service.

⭐ 1 Star Personal Experience – November 2025 I’ve been in this unit for just 5 days, and the experience has already been unacceptable. There’s still no hot water due to a non-functioning water heater — and with a newborn in the house, this is not just inconvenient, it’s a serious health and safety concern. To make matters worse, we had a ceiling leak that short-circuited the fire alarms. I submitted a maintenance ticket immediately, but three days later, the issue remains unresolved. This is a critical safety violation, especially considering it breaches state code requirements for fire protection systems. Yet, management has shown no urgency in addressing it. There is no emergency contact number for after-hours issues, and under the new management, there seems to be no real process or accountability. You’re left with a ticketing system and no human response — not what you want when dealing with urgent safety matters. In summary, I do not recommend living here. If you’re considering this property, look elsewhere. My experience has been stressful, unsafe, and disappointing.
