Whatever you do, do NOT LIVE HERE! Run as far away as you possibly can. 1) Management Horrible and rude. The only person is who is remotely helpful in that office is Andres. Tenant worries and complaints fall on deaf ears. 2) Neighborhood What was once a nice, semi-quiet walkable neighborhood has turned into Deep Ellum 2.0. There are SO many clubs now. I live in building 2 on the 3rd floor and EVERY NIGHT my apt literally shakes from the bass played in the trashy sports bar on the first floor. And that is not the only music you will hear. Depending where you live, a myriad of other places blasting their music WILL disturb your peace. You will hear loud cars and yelling EVERY NIGHT and the sidewalks WILL be littered with broken glass every morning. The landlord obviously does not care about their tenants right to peaceful living. 3) The Building There are two elevators in building 2 and my entire time living here I can count on one hand the number of times both have been in working order. One is ALWAYS broken. And I mean ALWAYS. If you have a disability THIS PLACE IS NOT SAFE FOR YOU. Unhoused people are constantly entering the building and there is a permanent sewage smell in the garage. It is disgusting and in no way healthy. If you want to live in Bishop Arts literally live ANYWHERE but this complex. It has been the most abhorrent apt complex I have ever lived in.

Im amending my review from 7 months to say things have gotten worse. The elevator has been broken for about a month. In addition we had a pipe bursted in our ceiling while it was fixed we had to live with hopes in the roof for a few days. While the front office can’t do about the repair as far as getting the party this is an ongoing experience. See below. Living here has been been such a hassle. It has caused physically issues with my knees to worsen. We have a pile of trash we are unable to transport to the dumpsters so it’s piling it up. We will not be renewing our apartment come October. Do not live here. I have lived at newest victor prosper building since last October and we’ve had numerous issues. #1 being the elevator being broken almost on a biweekly basis. The elevator we are supposed to use is the only that goes to the 6th floor. If it is out of commission we are forced to use the lobby elevator and walk across and climb stairs to get to our apartment. As the other elevator does not go to the 6th floor. It was broken on August 10th and it yet again is out of commission today. I struggle with knee issues so this makes very difficult to navigate. The leasing offices hardly ever answers their phone which is another huge hinderance.

I honestly would give them negative stars if I could. My experience living here was only negative literally except for the other people that live there. Most people that already live here are friendly but thats really were anything positive ends. YOU SHOULD NOT MOVE HERE WHATSOEVER. I moved in to building 3 for only a little while before me and my fiancée moved to another place because of the consistent issues that kept happening. We were originally thinking about leasing for another year but it became clear that management does not know what they are doing whatsoever or they are severely understaffed, or more than likely both may be true. The parking lot situation is one of the worst things I've ever seen. Big trucks are always parked in compact spots, blocking the way in or out. Your car will not come out unscathed from this place as people will hit and scratch your car due to the limited space available here. The gate came down on my fiancée's truck destroying her windshield and sending glass everywhere into the cabin, and the response of the management team to this was unsympathetic and slow, up until they saw the video and realized they had a problem on their hands due to the sheer damage they caused. And I'm not sure how or why but randomly on days where there's events in bishop arts the gates will be locked open and a public parking sign will be right outside, further causing frustration and damage to vehicles of residents. You have to call the office for them to close the gate and remove the sign, every single time. The app they use to open entrances, including the GARAGE, stops working over 50% as soon as you get into the garage. Doors into the building and the garage have been damaged by what I presume are homeless individuals that stay around the area in an attempt to escape the weather, which in itself is understandable, but what isn't the lack of preventative actions by management and how they either never or took a long time to fix the damaged gates/locks so anybody could easily have access. That is how, to my knowledge, at least 2 individuals gained access into the building and parking lot. 1 stayed sleeping in a corner hallway in the 2nd or 3rd floor, and even when there was a fire alarm she was allowed back in. The other one was in the parking lot trying to see what doors and cars were open. When we made a call to security they just said that we should've called the police, which we already had obviously as we knew the sheer incompetence of the place by then. Management advertises 24/7 security if I remember correctly, but never did I see a security guard doing rounds or anything except by the pool one time. The amenities are almost never maintained either. The pool area itself is generally not clean and the seats are moldy. The little patio common area has couches and seats and no one uses them for the exact same reason, it's always dirty and the seats are moldy. The only area they seem to clean up is the entrance with the mailroom which is not secure whatsoever. I've had packages stolen and when I mentioned this off hand to staff members they just said they try to provide security but they're not responsible for it. Then who is?? The area is also slowly but surely filling up with clubs and the drunk people are starting to do stupid things like run through the streets at night among other things. That is for sure out of their control but important to bring up. And lastly on our moving out day we were told to return the keys before 6pm and when I showed up at around 540pm the only person there, a short man with glasses and no idea about anything, chastised me for being late and that he had already closed. Not only this but he asked me if I was moving in or out, which just goes to show the state of the staff at this place. He kept asking why I needed to meet with the manager for some reason and had a terrible disposition, which I'm sure was not helped by my irritated responses. And I dont know which staff member is still somehow new after 6 months of working there and can never answer anything.

**Please tour building 3 several times before signing a lease there!! Visit at various hours on various days before deciding to live there.** The only positive (and the reason for my one star) is the generally responsive maintenance and building cleaning staff. They were friendly, knowledgeable, and quick with any requests. While I had been excited about the location and amenities available in the newest Victor Prosper building, that excitement quickly turned into disappointment and lack of peace of mind for me and my guests. I signed a lease here when bldg 3 and it was not my first time living in the area. I moved there when building 3 was slowly starting to fill with new tenants and it was clear that management had no plan for when the building reached near or full capacity when it came to parking garage, security, and noise concerns. If you come home too late in the evening, parking will be limited and almost impossible to navigate with anything bigger than a small compact car. The parking garage was not managed in any meaningful way and when I presented my concerns to management, they instead just reminded me to park my park correctly. The parking garage entrance gate can be deadly - see the photos of the damage it caused to my vehicle. Up until the last week or two of my year-long lease, there was no on-site security officer or patrol after hours available to ensure that only tenants and their guests were entering the building. On a few occasions, I witnessed people experiencing homelessness entering and exiting the building without authorization. One of them began to try to open car doors in the parking garage, and the security officer line was of very little help, telling me to just call the police. Several residents reported another woman sleeping in a 3rd floor hallway for months, with management all but ignoring their demands for transparency and solutions. See photos included in review. While she likely had no ill intention and needed somewhere to rest her head, the months-long evidence of her in the building made it abundantly clear how easy it was for someone else, maybe with bad intentions, to sneak into the building. A lot of the leasing office staff seemed to not know what was generally going on when simple questions or requests were raised. For example, upon move out, the person in the leasing office didn't even know we had a scheduled move out and asked us if we were moving in (even though we were returning keys and fobs). Any usage of the hot water line in my unit triggered the weirdest noise from the pipes and the apartments were very poorly soundproofed. You can not only hear all your upstairs neighbor is doing but also all the noise from the surrounding (and new) clubs. Beware of leasing agents who make the building and management appear better or more competent than they actually are. This complex is simply poorly managed with very little concern for its residents' safety and security.

Had a lot of questions and concerns about apartment sizes, noise levels, and natural light, so needless to say, I’m a hard customer to please. Isaac was incredibly attentive to my needs and helped me find the best unit for me. I haven’t moved in yet, so I’ll write a follow-up review after living there, but so far the leasing process has been very smooth. Isaac was quick, efficient, and thorough in answering all of my questions, which is honestly hard to come by these days with leasing agents.
