I had somewhat nice things to say about my time at Vance until the they took and withheld my entire security deposit for the below items: Cover 8 holes – $80 Full repaint – $150 Carpet clean – $125 My apartment was also professionally cleaned and left in spotless condition each of the above should considered standard make-ready so I'm not sure who is painting their walls and cleaning their carpet, but I need to get into that business because these charges are frankly fraudulent. Avoid and find a different apartment complex.

We’re new to Dallas from Philadelphia and are so happy with our choice to move into Vance! Angie has been so helpful from showing us multiple units to best match our needs to now with any questions we have. + they host cute events for residents! 10/10 ❤️

Angie was super sweet and highly professional. she took her time in letting me know about everything I needed to know about the property. She showed me two apartments. I enjoyed everything I love all the layouts. I will be leasing with Vance. Thank you for helping me in such a short notice

Submitting this review with the caveat that the building is currently transitioning to a new management team so I'm hoping these issues will be resolved soon. However, this is the third management team in the 1.5 years I've been here, so my expectations are pretty low. PROS: great location, I love my neighbors, and I've generally had a good experience with Freddy and the maintenance team addressing my tickets in a timely manner. CONS: Current management has stated their intent to provide notice regarding remedies for the following issues listed, though specific details and deadlines are still unknown as of Sep 04. A broad promise to issue a statement was provided in response to direct email communications from a group of concerned residents. The primary issues I've flagged to management are as follows: Rat/Roach Infestation + Trash – There have been multiple reports and sightings of rats and roaches, which poses a significant health concern and violates city code. The first report I'm aware of dates back to late July and it is now September. Although management has acknowledged this issue in private communications, no community-wide notice has been issued and treatment plans have not been disclosed. The improper use and maintenance of trash chutes and receptacles exacerbate the pest problem, with little evidence of penalties for tenants who violate trash policies. These issues risk the health and comfort of residents, our pets, and our guests, and there is a concern that pests could enter units if windows or doors are opened. Security Breaches - As recently as Labor Day weekend, multiple vehicles were subjected to break-ins in the gated resident parking garage. This is not the first case of property damage occurring to tenant vehicles in the resident garage. There have also been multiple occasions in which tenants have encountered uninvited non-residents who have accessed our building with little to no reassurance that adequate measures have been set to prevent these instances from reoccurring. Elevator Maintenance + Access - Elevators are frequently out of order. Currently, the retail elevator screen is broken and has been for at least several weeks which has impacted our ability to accept/receive deliveries and host guests. Management has just now issued a statement regarding this repair, likely due to pressure from residents. There have also been problems with fob/door access at times. In one instance, I was being followed on my walk home and when I tried to enter the Neely St. entry, I was unable to open the door so I had to run around the building to the lobby entrance.

I have lived at this property since it was brand new. It used to be a true community. The upkeep was top notch and the property manager provided amazing service. Things have changed since then. The grounds are disgusting and there is always something going wrong. Rather it’s vehicles getting broken into or elevator’s malfunctioning. There is always something going wrong with little to no communication. Management has got to do a better job with the package room. It took me 20 minutes to find my packages today. Also, it appears someone has stolen items from some of the boxes sitting in the package room. This property is just really going downhill and I have been quiet long enough. For the price point there are much better options in this area. Please spare me on the AI response and just do your job and get this property together.
