Pretty fantastic location, space, price, and amenities for the cost you’re paying and if you’re a medical student. It’s also very close to Love Field which makes travel very convenient. Another great perk is on demand shuttle service to many of the main hospitals and outpatient facilities near by. It’s pretty much impossible to find this quality at the price you’re paying anywhere else in Dallas.

Do not rent here. Things are ALWAYS broken and rarely fixed. Courtesy officers never respond or even follow up to left voicemails. Maintenance tickets are rarely if ever answered. Almost every magnetic lock in the complex is broken and has been for multiple quarters. The concrete in the hallways never get cleaned. They are swift to hand out fines for leaving your trash can in the hallway on the wrong day though. This place is disappointing at best and nearing trifling.

Living at MedPark has been a real blessing in our lives. When we first moved here, I wasn't too sold on it, but now in our third year here, I realize what a gem it is for many reasons: 1) COST/VALUE. Current rate for the smaller size 2 bedroom is $1360 + $20 for internet (built in mesh fiber from Spectrum). All stainless steel appliances, granite countertops, wood laminate flooring, nice pool, gas BBQs and exercise room (treadmills, ellipticals, bike, leg machine, arms machine, squat bar, free weights -- usually everything is in working condition). It's hard to come by a good, safe 2 BD in the area for this price. 2) MedPark has some good grounds; there's plenty of room for parking, not assigned (although no covered parking). Everything isn't squished together on a plot of land, which makes it great for walks around the complex. Landscaping is also well-taken care of and pool is cleaned very often. There is also an amazon locker here so getting packages from any carrier = easy peasy. 3) The staff here are genuine people. I don't understand all these negative reviews based solely on their interactions with staff. (The person who said they lived here 10 years...I have no idea how they managed that since you can only live here a max of 4 years -- UTSW policy to encourage graduation). I have found staff to be very caring and feel comfortable going to them whenever I encounter a problem or have a question. They host several catered events throughout the year (some with prizes!) and put out grab-n-go breakfast items on Fridays. The maintenance staff are always prompt and courteous. They always come the day of or the next day for any of my maintenance issues. 4) I feel safe here, even though the area is probably not the safest. This is a gated complex, with a security guard at the booth, several cameras throughout the parking lot, and the UTSW police make their rounds through a couple of times a day/night. 5) There's a UTSW shuttle that stops right in front of the office (free) so getting to/from campus isn't hard -- good way to save money on gas and parking. Has limited hours during mid morning/afternoon though I think. There are a couple of cons (I'm being picky) 1)Proximity to Lovefield means you hear planes coming and going, (you learn to tune them out) but really any complex near UTSW is going to have that issue. 2) There are no elevators so grocery day or moving day on the third floor kind of stinks, but at least you get your exercise in! 3)The complex could invest in better windows. They can get drafty and sometimes ants/bugs get in (just call the office for pest control treatment). Can also be a noticeable temperature difference between rooms. 4) Carpet in dining area - not that big of a deal but it can be hard to keep clean, especially with young kids. Although, this might be being phased out as there as some apartments that have the wood vinyl flooring in the dining area too. 5) Move in/Move out dates are pretty strict - basically limited to the summer unless you pay fees. This can be difficult for students in a degree that ends in December or something, because they usually won't let you sign the contract for half a year. 6) They are starting to require guest vehicles to be registered and limiting the number of times a guest can be registered per month. Overall, if you're considering MedPark, and will be in a degree-granting program at UTSW, I'd tell you to just go for it! It's a popular place to live, so if you're even considering it, get on the waitlist ASAP!

Medpark started out as a great place to live, but we ended up staying there for approximately 10 years and watched it get progressively worse. Pros: - rent is slightly cheaper than other complexes in the area (though those apartments are newer and have hardwood floors, stainless steel appliances, fancy amenities etc, so depends on what you care about) - close to UTSW, and there is a shuttle until 7pm on weekdays, making it a good option for people without a car Cons: - no pets - this complex is old and it shows. They’ve replaced the kitchen appliances and countertops in some units but the rest of the building shows its age and the carpeted floors only get cleaned once a year or every two years. - insects get in, especially if you’re on the ground floor. Our apartment had a silverfish infestation behind the oven, likely from a previous tenant, and it took them forever to address this issue. - gym isn’t great. A couple of treadmills, a bike, a squat rack and free weights in a small room. - worst of all is the unprofessional management, which has transitioned from mildly unhelpful to blatantly racist over the years. As Caucasians with foreign names and a subtle accent we’ve only had small clashes, but my Hispanic and Asian friends have experienced much worse, overt displays of discrimination; which is completely unacceptable. When we moved to Medpark, it was one of the few housing options super close to the university, but now that there are so many more apartments to choose from, there’s no reason to put up with the horrible management. Also, they’ve now instated a rule that you can’t live there for more than 4 years (overall, not even consecutive), which, considering grad students and postdocs are usually around for much longer, was basically done to drive out everyone except for medical students. Bottom line- Prospective UTSW students/staff: go somewhere else if you don’t want to face discrimination and rudeness. EDIT: since another reviewer commented on how it doesn’t make sense that we lived here 10 years when there is a 4 year limit - my husband moved here in 2007, and the new rule didn’t start until 2016-2017 (I forget exactly when, sorry!). I believe we were grandfathered in or something of the sort at that point and thus were not asked to move out. I should’ve made that clearer. Everything else I’ve said still stands.

I love it here. It's like a little paradise. The apartments are a good size, maintenance crew is AWESOME, the management is like family, tons of medical students and post docs, very family friendly, the pool is perfect for kids and adults, lots of nice scenery, nice neighbors, SAFE, and the cheapest you'll find in this area.
