Just Want To Post A Little Appreciation For The Maintenance Team. Erwin & Uriel Always Go Above And Beyond. They Got Me New Appliances At Move In. Any Work Orders I Place They Come Fix Them With Great And Speedy Service. My AC Went Out Thursday Night Place A Work Order Friday. Expecting To Go All Weekend Without Air They Came To Repair My AC Around 7pm. I Was So Grateful To See Them Working After Hours. I Can't Thank Them Enough For Their Service. Not Sure If The Complex Is Under New Management But I See Lots of Positive Improvements Around The Complex. Keep Up The Good Work Tribeca.

I have been living at these apartments for almost 3 years, the staff Elisabeth, Erwin, Uriel and Melissa are very respectable. They will work with you within their limits. The Maintence crew are well the best I have had here since this management group Portico took over last year. They helped me move from a one bedroom into a two beginning of the year with a time issue due to my job. This is a good area to live in, yes you do have some animals around due to the creek behind. It is best if you can go in and talk to the face to face about anything. I do recommend these apartments because of the area, a lot of problems have been fixed that most people have compained about in the other review. Fyi these apartments are older then most but sound.

The office staff is very nice and welcomed me with the complementary coffee and snacks they had on site. This is a great place to move to! Thank you to Elisabeth, Melissa, Mia. Uriel, and Erwin were also very great and so helpful. Amazing office staff and maintence team!!

Management is unresponsive and the entire property was poorly maintained. These photos are of common spaces and hallways inside the building. I don’t think a single call I made to management was answered my entire time living here. The only way to get in touch with them is by visiting the leasing office, and that is a fruitless experience as well, as they will just tell you to call or email someone else. Each time I go in there, they outdo themselves for the worst customer service experience I’ve had to date. My AC was out for weeks during the summer. My vehicle was towed TWICE. They admitted to me that I was mistakenly towed, but are completely unmotivated to help me get my money back. They don’t support or look out for their residents. I’m not one to post reviews, but if I can save someone the absolute headache living here has been for me… Added on 7/30: I emailed that email address before I even posted the review. I had someone contact me the day management replied to this review saying they would be sure to get me a refund for the towing, but haven't heard from them since that day and haven't received a check.

Pros: Just a quick drive away from Walmart, Costco, and the highway, so you have no trouble getting to the essentials. Beautiful property with frequent maintenance to keep the outside looking great. The cost of the place is decent for what you get as far as the living space itself, and the lease does not go up much per term. Complementary trash valet. Convenient laundry machines. The neighbors I've interacted with in passing have been friendly. Nice park for your dogs. Pool and BBQ area that you can use in the summer, if you're so inclined. The times I've spoken to the staff in the office, they have all treated me well. My apartment came with a very nice modern Google Nest thermostat that I LOVE, will probably be buying one of those when I get my own house. Cons: My apartment had several issues with it when I moved in (a dishwasher that floods the kitchen when used, doors that don't open, doors that don't close, a balcony door that doesn't fully close and doesn't open more than a foot, but that leads to a balcony I wouldn't want to use anyways since the support beam is visibly bent.). My car has been towed twice (at my expense) because management switched towing companies multiple times and left it to the residents to actually make sure their car's details made the move over, despite management having all of those details on record (and the one time they did it themselves, they got my license plate number wrong. Turns out misreading P as D is a $350 mistake that I have to handle. Seems fair, right?) The gate is for show; I've lived here over two years and the front gate has been closed for maybe one week in that time. Because of this, actual security is basically non-existent. I had to start parking my car up front after an attempted theft (conveniently in the one part of the lot with no camera, that the apartment held absolutely no liability for of course (read:sarcasm)). I live on the second floor, so I get to enjoy both the sound of my upstairs neighbors stomping around at all hours, and the sound of my downstairs neighbors' loud kids through windows that are far from soundproof. If it's not them, it's someone roaring their loud car through the parking lot or blasting music at 11 PM, 12 AM, even 1 AM some nights. Obviously those last parts are not the property management's fault, but if you move here, these neighbors are now your neighbors. Also, sometimes the office will be closed during business hours for no discernable reason. Realistically, most of those cons are irrelevant 90% of the time, but if you have standards higher than mine (and you probably do), then you're probably not going to want to stay as long as I have. Serviceable as a roof over your head with basic amenities, but you are bound to run into some rather frustrating issues at some point if you are wanting more than a place to sleep with a functioning oven and shower. Also... Yeah, you're gonna need to buy some bug spray.
