Daily water repairs, even after the water is restored, result in a week-long shut-off of hot water. They then send us daily mail stating that they are attempting to resolve the issue. This pathetic management has caused us immense suffering by taking a one-year contract. Moreover, most of the time, there are issues with the laundry as well. Even when I call them over the phone for the past week, no one picks up. Also, the previous maintenance was good, but now it’s so sad. And the pool is most of the time closed during the summer, claiming it’s closed for cleaning.

Review for Tides on Park Lane – Apartment 2016 (486 sqft) To anyone considering moving into this complex — especially Unit 2016 — please read carefully. I signed a two-year lease at a base rent of $803. With utilities included, my total monthly cost ranged between $1,000–$1,037 for a 486-square-foot one-bedroom unit. From the beginning, there were structural and maintenance issues. There are broken tiles underneath the carpet in the bedroom. The bedroom ceiling has leaked from the corner my entire residency, despite maintenance reports marking the issue as “completed.” The top of the bedroom window has also leaked. The overall infrastructure of the building appears uneven and shifting, as cracks and leveling issues have progressively worsened over time. Pest control has been a persistent issue. Roaches eventually invaded the unit. What began as occasional sightings turned into regular activity — including while cooking and using the stove. Spraying does not resolve the problem long term, as pests move between units. There are also rat traps placed throughout the grounds, and possums frequently move through the trees and across patio levels at night. Ground maintenance is inconsistent. Monthly emails are sent about dog waste, yet it remains on the property. The pool opens and closes unpredictably. There have been repeated instances of unauthorized gatherings with loud music for hours. In two years of residency, I have not been able to properly enjoy amenities I pay for. In January 2026, I experienced a leak situation regarding the anpart beneath me, affecting my bathroom (I live on the second floor). Without clear communication about duration, my bathroom wall was cut open, the cabinet removed, and my toilet taken out to address the issue. After repairs were marked complete, my toilet began leaking from the base seal. I had to contact the City twice to have the matter addressed. Outside contractors were present in my unit after office hours, and I was not properly informed of timelines. I wasn’t offered a temporary unit and declined a month free rent. Currently, maintenance requests are marked “completed” without proper follow-up. Some previous issues dating back to December remain unresolved. Electrical issues also exist. Outlets surge when multiple items are plugged in, causing lights and the oven to intermittently lose power. Renters insurance is highly recommended. The walls are extremely thin — footsteps from above, neighbors’ showers, dishwashers, and regular movement are clearly audible. Laundry facilities are often out of service. The gates frequently remain open, allowing non-residents access to shared areas. Trash violations are emailed to residents, yet dumpsters are not consistently emptied. I will say that Lluvia Gonzalez has been helpful, as has Gabriel with RPM Living. However, management turnover appears frequent, and communication has been inconsistent. Some residents, myself included, have experienced long delays in responses to maintenance concerns. To be transparent: I stayed because this was my first apartment. The location was convenient for transportation. But convenience does not outweigh the repeated maintenance, structural, electrical, and communication issues experienced during my lease. Do your research before signing.

I thought management was responsible for keeping there residents safe and not in no danger! We been experiencing a issue with this crazy woman and nothing is being done! So I guess something really has to happen to someone before anything gets done.

Let me just start this out by saying this. I have lived at this property a place I call home, I have seen 5 different managers 4 different managers come and go but NOW LET ME JUST SAY!!!! Omayra ,Iris,Natalie are absolutely phenomenal Property management and office staff. When I have a issue inside my home and put a work order in or come into the office they get me taken care of in a timely manner majority of the time the issue gets resolved by the end of the week or sooner just depends on the issue because sometimes they have to call a vendor to come fix the major problem and that’s totally acceptable. Very friendly community with excellent resources like the fitness center in the office and the dog park for your beautiful fur babies and some nice charcoal grills in the pool area that is keep nice and clean for you and your guests to enjoy time together. So if you’re looking for a great place to call home and want to be close to stores and restaurants and the mall or even play golf this is the right place for you. Over the 2.5 years I have lived here I honestly have no complaints all positive experiences while living here oh did I mention I probably did but OMG THE NEW MAINTENANCE CREW ABSOLUTELY SPOT ON AND HARD WORKING ALONGSIDE WITH AMAZING PROPERTY STAFF 💯 Percent happy to call this place home.
