The price of these units is simply not worth what you receive. The exterior of the property is far more attractive than the interior, where the wear and tear on nearly everything is very noticeable. The biggest issue for me was the condition of the unit upon move in. It looked like it had not been cleaned. Considering the amount of money required upfront and the cost of rent, I was excited and expected to move into a beautiful, well-prepared space. Instead, I walked into a unit with floors covered in dust, water rings and smudges across the kitchen counters and appliances, bird poop covering the entire balcony, old jewelry left in the carpet, rust and mold in the shower, and even a broken garage. I was genuinely shocked and felt like I immediately regretted my decision. I had lived in much cheaper apartments prior to moving here and had never experienced something like that. I reached out to management regarding these concerns but never received a response. Additionally, the area does not feel safe. I often feel uncomfortable taking my dog for walks and always see people who clearly don’t live here walking through the garage aRea and inside the gated areas. The maintenance team has been responsive and timely, which I do appreciate. Ultimately, I will not be renewing my lease because the cost can no longer be justified given my overall experience.

Edit : Residents were charged again with no communication or changes from the management company. Neighbors and ourselves having numerous issues and AC outages. Maintenance stellar as always. Dealing with the ownership just isn't worth the price. We resonate with the recent reviews challenging the state of "luxury" at these properties. The only star is for the maintenance team. They are the only thing keeping these cheap units together. I hope they pay them well. We have been dealing with many problems. AC out for days. Leaks. Roaches. Each time the maintenance team has to step up and do the right thing while management does nothing. The worst of it is now being placed on residents. Over the last couple months, homeless have been raiding the dumpsters. There have been fights, debris all over, and other individuals leaving bulk disposal in the enclosure. One even tried to come at us in our garage because he was mad at something. Management's response was a warning email and then charging every resident a "Debris overage" charge. They have made no attempt to warn us before charging the fee or taking steps to secure the disposal areas. Recently we noticed a man going through garbage in the early morning hours and looking through papers in each trash bag, obviously looking for identifying information. Now we don't want to use the dumpsters at all. DO NOT make the same mistake we did by signing a lease with this ownership group. They will write a nice response to you and then vanish, if you're lucky. While they charge resident's fees for something they have no control over, they have plenty of time to order food trucks for a Saturday party. I don't want to spend $20 on watermelon bites when you just extorted the same amount from my bank account earlier this week, Laura.

Maintenance is superb. Locked myself out with my car running in the garage they responded so quickly so I could get to work. Thankful to Amber and Laura for responding so early to get me the help I needed.

Lived there for two years and had issues with the utilities almost ever 2-3 months. Management is difficult to work with but the maintenance stuff was good. Management said getting your deposit back would take 1-30 days. It is day 44 and they barely respond to a single email. It takes them 7 days to respond to an email. Even then they don’t give you any help. Will never think about living there or recommend any friend to live there

Living at The Collection Live Oak North was a constant exercise in patience and lowered expectations. Despite the $3,500/month price tag, basic essentials like ceiling fans (in Texas!) and shower rods weren’t included. When I asked about them, I was told I could install them myself—on my own dime. The $150 monthly “convenience fee” was supposed to cover services like recycling and access to the Moser House clubhouse (which isn’t even within walking distance of Live Oak North, so I never used it). Recycling wasn’t picked up for the first six months, and only started after I personally escalated the issue with both corporate and the third-party vendor. The unit itself had several design flaws: French doors that open into each other, bathrooms in both the primary and guest suites without actual doors, and a turfed backyard that flooded and stayed waterlogged for days after rain. Despite submitting multiple work orders, nothing was done to address it. Overnight security—which was present when I signed my lease—vanished without explanation. Package theft became routine. Several deliveries were stolen, some in broad daylight, and the leasing office refused to install gates, lockers, or take any preventative action. Their only advice was to file police reports. On top of that, parking is a joke. Guest parking is virtually nonexistent, so visitors had no option but to park in fire lanes or in front of other units—only to be threatened with towing. Communication was abysmal. Calls, texts, and emails were routed to “Heather,” an AI chatbot that can’t resolve anything. Getting ahold of a real person was nearly impossible for all 15 months I lived there. When I moved out, it took more than two months and at least 10 follow-ups to get my security deposit back. Even then, the amount was lower than promised, with no explanation for the deduction. Mail delivery was a mess. It took a month to get my address properly updated with USPS, during which I lost a check, missed a jury summons, and had multiple packages returned to sender because unit numbers weren’t being recognized. When I escalated to corporate, they deflected, blaming “carrier services” instead of addressing the root issue. Most concerning of all, safety is a real problem at Live Oak North. I witnessed multiple incidents of individuals loitering and digging through our dumpsters. Plants were stolen from my front porch, and a man even attempted to shower in my neighbor’s backyard. The police were called multiple times. For a so-called "luxury" development, the lack of security and transparency is unacceptable. Bottom line: don’t be fooled by the finishes. The Collection might look polished in pictures, but behind the scenes it’s defined by mismanagement, safety issues, and a complete lack of accountability. I’d strongly advise looking elsewhere.
