I lived here 2 years and while I enjoyed the quiet community and layout of my unit the community was badly infested with roaches and other pests (flies, spiders, wasps, etc) which caused me to move, though I didn't want to. Myself and all my neighbors (Nextdoor, below, etc) had constant roaches and no matter what we did we couldn't get rid of them. All over our units! There were foundation issues, leaks, weird smells. Also the community is falling apart though the HOA does slowly make updates (just not good, permanent ones).

I visited there and the property has big beautiful Oak trees lots of shade and a quiet complex. You can tell they keep the property clean and the pool area was not crowded at all.

The apartment is fine and gated community is nice but management refuses to fix the key fob to the gate and every time it takes at least ten minutes for the key fob to work and actually get the gate open. It backs up traffic, which is unsafe and often we have to wait for someone to pull up behind for it to work. Office staff said it was “contrary” that the fob wasn’t working and refuses to provide a replacement. Avoid moving here if you actually want access to your parking space and apartment home.

In my opinion as a resident here at PGC for about 5 years the management company is fantastic. The property manager is excellent in priortizing known issues to fix those that are most likely to impact residents in a negligent manner. As with all HOA's there is a finite amount of money to deal with issues on a property such as this. The only way to speed things up is to raise dues for every home owner and no one I have spoken with wants this to occur. The foundations have been addressed every year since I've been here as have other safety issues. Yes the parking lot needs to be fixed however more important things are using those finances right now as mentioned before not only foundation repairs but also stair repairs and many other issues. Again, in my opinion the property management company and the property manager are doing what's best for the community as whole. Unfortunately there are always those that have their own agenda and will find fault where there is none.
