I've been a resident here since February 2021. For the past 2 years and change management has refused to issue a new lease. The property has gone through several managers and an ownership changes we (residents) have experienced poor security with both homeless people using our stairwells for temporary drug hangouts, toilets, and prostitution services. Time was when we only worried about managers taking our rents and stealing it then disappearing without it being recorded- (which happened at least 3 times that i know about), paying for pest control services without having an exterminator on staff, not to mention not having a secure entrance (missing lock or opened doors) for over a year (2022 to mid 2024) and dirty halls. With the changes in management these issues have mainly disappeared- save for the presence of drug dealers hanging out, had at least 3 shootings and a SWAT action. But new and more insidious issues arose. Due to property wide issues with bed bugs and roaches, they heat treated the whole property and claimed it came with a 90 warranty in case of recurring infestations. After treatment most bugs were gone but bedbugs are aggressive and go dormant for a time and as remaining bugs emerge new breakouts occur. Before the 90 warranty period passed I notified management of bedbugs and was told no further treatments will take place until next year. Management tried to represent themselves as HUD representatives to force residents to sign up with them (I'm on HUD) and knew better as this was a ploy to force residents to complete tax credit applications. Tried to con me into signing a application for a 61% rent increase when I don't set the rates -it would have obligated me to pay the increase if HUD failed to approve the increase out of my own pocket. They did a remodel program to upgrade all units claiming that they would pay for storage cost, provide motel rooms and a food allowance none of this happened. They did supply new stoves, refrigerator, ceiling fans and repainted the walls and move us to unoccupied units on site until or upgraded units were ready. This was made possible via a government program fueled most likely by the forced tax credit applications. What we got was shoddy workmanship, constant water interruptions without adequate prior notification, a workforce that worked well past 8pm, 7 days a week. No notices posted anywhere on site, indicating work hours, no building inspections and few and most times non English-speaking employees. When corrective repairs were made, most times the refuse was left for residents to dispose of or remove. I ended up with sliding closet doors that were mismatched, less storage space with the new configuration, lost the medicine cabinet for my bathroom an emerging bed bug and roach infestation. For the past 3 weeks management failed to provide requests for exterminator services which I pay for every month along with rent, and slow maintenance support. I had to wait 2 months for a requests to replace 4 screws to fix a cabinet door. When I inquired about moving to a handicap accessible unit these jokers wanted me to fill out a request to HUD to move before applying for a better fit as I'm disabled and + 65 resident. Meaning that they could and most likely would force me out as they're not required to accept the transfer leaving me homeless until I could find a handicap accessible apartment (it's about a 6 month wait or longer in the DFW). So we've got liars, thieves and cheats running what could have been a good place to live. I've got a bug riddled apartment with poor maintenance services, a predatory management team that will misrepresent intentions, no building inspections and unscrupulous construction schedules, unsafe and at times dangerous conditions in common areas I can only pray that I'll find something better sooner rather than later.

Valerie is super amazing her will to get you in is phenomenal! She's the best multitasker never letting any resident wait too long! She processed got me in and was able to accommodate all my needs!

Valerie called us invited us to tour the apartment. We applied the same day. We got approved with additional deposit. We paid it. We moved in today less then 2 weeks. The office gets super busy. Her attitude remains professional at all times. She takes her time .she is running the office alone all the time. π₯°ππ

Valerie is always Willing to help the residents. The office was full & she was multitasking. Her manager asked her to help multiple people while she was in the back. As we waited she never rushed us out. She gave everyone her attention. She printed my paper work for my recertification. π€©
