Brice at Oak & Ellum was absolutely wonderful! He greeted me with great energy and a warm smile, listened attentively, and answered all my questions with professionalism and care. The community is beautiful, modern, and in a fantastic location near the Deep Ellum area of Dallas. I truly enjoyed my visit and highly recommend Brice and the team there! ⭐⭐⭐⭐⭐

I can’t believe how terrible this apartment complex is! First off, my car was illegally towed. I registered for parking, and they still managed to get my car towed without warning. No one takes responsibility for it, and I’m left dealing with the mess they created. My car was parked all of 4 mins before I registered and The building itself is just as bad. The elevators smell like a mix of mildew and old garbage. I’ve never been so disgusted stepping into an elevator. The whole building has a weird, musty odor, and don’t even get me started on the floors. They are filthy you can literally see layers of dirt and grime, and I’ve spotted cockroaches scuttling around. It’s beyond gross. And let’s talk about trash. There’s piles of garbage in the hallways and outside the building. It looks like they haven’t cleaned up in weeks. I’ve seen residents leave bags of trash right by the entrance, and no one seems to care. The lack of basic cleanliness is shocking. To top it all off, management is useless. They don’t respond to maintenance requests, and when you try to get answers about anything, you get ignored or given vague excuses. This place is an absolute nightmare. If you’re considering moving here, run in the opposite direction!

Visiting my daughter to take care of my 2 year old grandson and the property management had my vehicle towed shorty after I returned from the hospital. They say that I parked in an unauthorized area for visitors but there are no signs, no markings anywhere to let anyone know that the level I had parked on was for residents only. The scam is that they hire a towing company that randomly tows vehicles, but only the nice, new vehicles as those owners are more likely to pay for the $250.00 towing fee. The most frustrating part is that they said it was my daughters fault because they send out random emails that cover changes to policy. Well, if you change policy, add signage to the walls in the parking garage. Simple, but that does not achieve their goal of stealing more money from the tenants that already pay way too much for the terrible property that this is. According to the Texas tow Away program that the apartment subscribes to it is required that proper signage. The following information is from the Texas Tow Away website. None of this is anywhere in this parking garage. Clear, legally compliant signage Installed properly to meet state law (e.g. minimum 24 hour sign presence, phone number, “Towing Enforced” language in required size/color). Ensures clear communication of what’s expected. January 6, 2026 - 7:30pm registered truck as a visitor. January 6, 2026 - 9:45pm returned from the hospital and parked on level 6 where there were only 4 parking spots used out of the 80 or so that is on that floor. January 6, 2026 - 11:58pm My truck was towed away. In a matter of just over 2 hours this tow company came and towed my vehicle when there were at least 10 other vehicles on level 4 and 5 that were not registered and some have been there for months. Now tell me that I was not targeted by your tow company gestapo. You have to register your vehicle every day and they will not let you register it for more than 3 days. They have hundreds of open and unmarked parking spots, but that doesn't matter. Anything they can do to steal your money. They do not believe in customer service and were unwilling to work with me on a resolution. The manager was not at all interested in dealing with this issue or any other issue as I am told by residents. She hides in her office. I urge all visitors not to register your vehicles as this will tip off the towing company to come and take it. This place is not trustworthy and does not care about their tenants. Elevators don't ever work and parking garage gates are always having issues, emergency doors are being propped open, had to step over puke to get into the garage elevator every day and the garage elevator smells like puke. Hallways smell of marijuana always. If you decide to move here, be ready for price increases as they lure you in with low rate offers and then hit you with steep increases.

Absolute best staff in all of the DFW. Very safe community. Modern apartments and amenities. Staff is always respectful and helpful. They truly seem to care about the community they work for, which is always a plus. As far as the community itself, modern apartments and amenities. Very beautiful pool and the gym setup is stellar as well.

I have had an awful experience living at oak and ellum. I am a current resident and I cannot wait until my lease is up. I have been dealing with a very stressful situation- I can hear my upstairs neighbors having sex daily and nightly. At times I can hear inappropriate noises through my vent in my bathroom. I have made numerous reports to the front office but unfortunately my concerns have been ignored. I have reached out to the courtesy officers numerous times and I have only heard back from the courtesy officer on one occasion. I have spoken with serval employees in the front office and they say it will be handled yet I have been dealing with the issues since I moved in last March 2025. My recent conversation with Bryan on 8/28/2025 around 1:40 pm was far from amazing as he dismissed my concerns because the courtesy officer can’t hear the sexual noises coming from my upstairs neighbors apartment. It’s very frustrating having to deal with this issue and being treated as if you aren’t mentally sane because the staff can’t hear the noises. My concerns were also dismissed as Bryan has compared my current experience with his previous neighbors that were “ noisy .” This is the second time Bryan has handled a situation in this manner. The upstairs neighbor that has sex throughout the day and night has come to my front door banging on my door because I tapped the ceiling with a broom due to the explicit noises. I expressed my safety concerns as I am a women that lives alone and they were dismissed with no repercussions to a grown man banging on my door. I work really hard to pay rent on time. I pay close to 1500 dollars every month by the first of the month just to feel unsafe in my own home as the apartment complex has not handled the situation nor have the made effort to ensure residents safety as the gates have been nonfunctional since I’ve moved in March 2025. The heavier security guard is often sleep in his car as they are supposed to be monitoring the complex in the middle of the night. The parking is extremely limited if you do not buy a reserved spot and the elevator in the garage are broken weekly causing resident to have walk up and down stairs cases throughout the day and night. I am a single women and it’s very uncomfortable walking through the stair cases in the parking garage when I get off late at night. ALSO there has been times residents have moved out and they left large furniture such as mattresses or Shelves right by the door, almost blocking the entrance. I made the front office aware as it could be a safety/ fire hazard and I was inform I think Pam in the front office that it had not been there quite a week yet and they were working on it ( the furniture stayed in the same spot close to two weeks). I would not recommend this complex and it’s truly heartbreaking. I was so excited to move to oak and ellum only for me to have THE WORST EXPERIENCE. Please make sure you do a heavy amount of research AND READ THE REVIEWS before signing a lease at this property.
