Living at Dallas Urby has been great! The management team has been beyond helpful. The concierge staff is very helpful and friendly as well. Maintenance is responsive and the wait times are minimal. From move in day to 6 months later my experience has been seamless. The moment you enter the building it feels as though you've arrived at a nice hotel or resort. I highly recommend Dallas Urby!

My wife and I have lived at Dallas Urby for two years now and we love it here. We spent our first year in Tower 1 and recently moved into a two-bedroom in Tower 2, and we’re so glad we did. The views are amazing, the layouts are great, and being in the Design District is perfect. There’s so much growth happening around us and no shortage of great places to eat. The entire Urby crew deserves a shoutout — from the office staff to the resident coordinators to maintenance. Everyone is friendly, responsive, and genuinely cares. The sense of community here is real, and that makes a huge difference. We’re about a 20-minute walk to Victory Park (more food, more fun) and close to American Airlines Center if you want to catch a Mavs or Stars game. They’re also renovating the walking trail behind the property (supposed to be done June 2026), which we’re excited about. If you're moving in before that, you are only a 15 minute walk away until you reach the Katy Trail entrance. Tequila Social, Frozen Mango Marg with tajin rim ....You're welcome. I’ve seen a few reviews about noise from the nearby concert venue (formerly Ferris Wheelers, now AM/FM) and those people are correct. Our apartment directly faces it, so here’s my take on it: over the past year, there were three nights total where it was actually annoying — mainly when heavy metal was blasting around 9pm (great for the gym, not as great for winding down lol). Otherwise, country, reggae, and rock have been totally fine. Music always stops by 10pm (never later than about 10:10). We don’t have kids, so on some of those nights we just grab a drink, sit on the balcony, and pretend we bought concert tickets. If that might bother you, Tower 1 or certain Tower 2 layouts don’t face the venue. You can also check the venue's website and see when/what bands are playing if you want to research it yourself. Overall, Urby checks every box: safe building, secure garage parking, very pet friendly, awesome gym, workspaces for remote work — I mean, it goes on and on. From the design and ambiance to the community vibe, we’re genuinely happy to call this place home. Highly recommend.

A review a long time coming. I could get past having to climb 27 flights of stairs a time or two or the lobby being cold or “security issues” or dripping in the lobby right now or so many other small things but when your apartment itself is affected that’s different. When first moving in the HVAC in my apartment had issues resulting in 2 or 3 months of no air conditioning. Luckily most of that time they had a Airbnb in the building that they let me use. Over the 10 months I have lived here I have always had issues with the AC honestly the amount of HVAC issues here is insane as basically everyday you see hvac tech trucks out back. Maybe I shouldn’t have picked the top floor after all I know heat rises. My old apartments which I’ve been in 3 all of which were new when I moved in just as Urby was new I never had a single issue at move in or during my time there. The apartment I was put in had an issues with the washer dryer, a toilet issue leaking water, only hot water, and no HVAC in addition to numerous cosmetic issues which I personally could care less about superficial things like paint chip on wall. The toilet after 3 or 4 “repairs to the seals was fixed and I was told a little water is fine to see as it wasn’t sewage. I can’t say the countless times I have waken up to A/C not working and then I turn it off and back on and it starts working. The number of tickets and “fixes” from months past are numerous. The last few I put in they said it was working normally cuz they would come in at a time it was working normally “fine”. The newest issue is a widespread issue with water being found in the units in building 2. Turns out it all boils down to that hvac system. Whoever inspected these units and the building didn’t do the greatest. Today my unit had air movers and dehumidifiers put in seemingly overnight. Got home and couldn’t sleep because it was 85db in my bedroom since 3 air movers were placed right behind my bed. After saying this issue should have been communicated directly as I could turn off the air movers she stated some people view the noise as white noise. (In addition she said to many people were affected and couldn’t be communicated directly..) I guess some people leave there blenders on at night for the lovely sound of some white noise cuz that’s the type of noise level it is. In addition air movers best work never being turned off so me turning them off can delay the drying process so wouldn’t want that. She basically said oh well it’s not my problem have fun at a motel. Between the sound of phone calls, knocking as well as what I’m sure is tearing apart the apartments on my level for water mitigation and of course the loud air movers I will be in a motel for the next while. The sad part is I actually really wanted to enjoy living here as it seemed like an idyllic place to live.

We’ve lived at the Urby for about nine months now, and honestly, I can’t wait to move out. The loud music blasting into our apartment right now from Ferris Wheelers is actually what pushed me to finally write this review — but more on that later. Yes, there are some great things here — the amenities are nice, the gym is great, and there are multiple common spaces to work from. They also host monthly events that make it feel like a community, which is a nice touch. The building connects to a coffee shop, which sounds convenient, but the coffee is overpriced for the taste and the staff can be rude. The area is somewhat walkable, but there’s really nowhere worth walking to, and it gets chaotic whenever there’s an event at the Virgin Hotel. It also feels like the building was constructed in a wind tunnel — it’s always windy in this area. Over the summer, it was hard to even enjoy the pool because the wind never stopped. When it comes to day-to-day living, it just doesn’t measure up for the rent you pay. The property itself is well maintained, and the maintenance team is genuinely great — they respond quickly and are always friendly. But many residents don’t pick up after their dogs, so maintenance ends up cleaning that too. The design of the apartments looks nice at first, but the quality is cheap. Our dishwasher broke three times within the first few months. It eventually had to be replaced after leaking water all over our kitchen floor. The washer and dryer can’t handle normal loads without our clothes still coming out dirty or wet, and the sliding closet doors have fallen off their tracks multiple times. We ultimately chose the Urby because I was pregnant, and we wanted a place that felt safe with consistent security and concierge support since my husband travels for work. We were told there would be a regular staff presence in the building — but that turned out to be false (we live in Building Two). There’s a concierge maybe twice a week. We have to walk to building one anytime we need anything… and during my postpartum recovery, I had to take my baby downstairs every time food was delivered because there was no one available to let them up. The doors are often left unlocked no matter the time of day, and the back door has been broken for quite a while. Safety is definitely a concern. This was one of the main reasons we chose Urby, which makes it an even bigger disappointment. To make things worse, about three months in, another resident stole one of our packages from the mailroom. The office reached out to the person, but they never responded — and management said there was nothing they could do, even though the guy is on video taking the package ? So now we know we’re living in a building with a thief, and fear getting anything delivered. The biggest dealbreaker, though, is the noise. Every Thursday through Sunday, Ferris Wheelers (the venue across the street) blasts loud live music that sounds like it’s playing inside our living room. It’s impossible to get our baby to sleep, and we often have to leave just to get quiet. The fact that no one mentioned this before we signed our lease — especially knowing we were about to have a baby — feels deceptive. The concierge staff who do work here are fine, but there’s constant turnover. Most of the people who were here when we first moved in are already gone, and it feels like there’s always someone new at the desk (when someone is actually there) Overall, the Urby looks nice on the surface, but living here has been one frustration after another. If you’re paying this much, you should be able to expect better quality, honesty, and peace in your home — and unfortunately, that’s not what you get here. Update: We broke our lease. This place is not worth the money.

Such a beautiful property, I loved the ambiance. Jazmine at concierge was soo helpful and sweet. She was so knowledgeable about the property and events going on. And that water fountain will live rent free in my mind. Stunning.
