I've really enjoyed living here! The community does an amazing job creating events that make it easy to meet neighbors and feel connected. The recent free professional photoshoot was such a fun perk and a great opportunity to get high-quality family photos without the expense. I've also loved the pizza and wine nights, grilling by the pool events, free spring cleaning supplies, and even surprise treats like acai bowls. It's clear that a lot of thought goes into creating a welcoming and enjoyable community for residents. Thank you for all the effort you put into making this such a great place to call home!

Parents/cosigners/renters beware of unethical/unlawful practices coming from upper management at Cararra on Cole, The Slate, and other Knightvest Residential Properties. I’ve been here for 4 years and have been paying rent online via the Residential portal using my Chase checking information for the past 2 years. That’s the only method of payment I have in my portal. Prior I had a different account from CA, but had to close it due to fraud and it was deleted from my portal leaving me only my Chase account to pay rent. For June, the payment software company tried to pull funds from the “closed fraudulent account”and I was notified “account closed” and assessed a $160 late fee plus a $50 insufficient funds fee. BE AWARE that the closed account information is still floating in the payment software program. While the district manager has approved the reversal $160 late fee, Cararra still wants me to pay the $50 insufficient fee fund. My closed account didn’t assess a $50 insufficient fund fee. BUT Cararra wants me to pay it even though this was NOT my error. This was the payment system hardwares error. Just be aware these people are not your friends. Be careful with your method of payment that you enter into the residential portal. Why the computer tried to grab funds from a 2 year closed account is concerning and perplexing. Be aware Knighvest is unethical and unfair.

The location is excellent. Honestly, that's probably the biggest reason people stay. I've been a resident for over four years and have lived in three different units. I am relocating for work and was happy to provide the required 60 days' notice. However, I requested that the lease break fee be waived due to ongoing maintenance issues that have affected my quality of life for over a year. That request was denied. For more than a year, I have dealt with recurring toilet overflows caused by plumbing issues beneath the building. Despite numerous service visits and assurances that the problem was being addressed, the issue remains unresolved. Communication has also been frustrating. Emails often go unanswered, and even my lease break request took five days to receive a response. I reported a mosquito problem around my ground-floor entrance and requested treatment, but never received a response. The noise is another significant issue. The walls and windows provide very little sound insulation. Conversations outside can be heard clearly from inside the apartment, and noise from upstairs neighbors is constant. When I raised concerns, I was advised to call the police regarding noise complaints, which felt like passing responsibility rather than addressing the problem. After rain, the walkways frequently flood and become muddy. Despite the property providing waste stations, pet waste is also a recurring issue throughout the community. The resident atmosphere has changed considerably over the years. What was once a quieter community now often feels more like student housing, particularly around the pool area. It's disappointing to write this review because there are positives, especially the location. However, prospective residents deserve a complete picture of what they may be signing up for. After four years as a loyal tenant, I expected better communication, better accountability, and a permanent resolution to problems that have persisted for far too long.
