This property has potential, but my experience has been mostly negative. Some staff members are extremely helpful, polite, and professional, while others come across as rude or dismissive. It feels about 50/50. Concierge is also unresponsive at times. Maintenance requests are usually handled promptly, but urgent issues do not appear to be prioritized appropriately and often require repeated follow-ups. For example, my apartment door would not lock. I reported this as an urgent safety issue, yet over 24 hours passed and I had to follow up three times. On the final call, I was told I was supposed to have a key that I never received at move-in. I repeatedly explained during each call that I could not lock my door — if I had a key, this would not have been an issue. What was most disappointing was the lack of concern for my safety. I even texted concierge the morning after my initial request explaining that the issue was still unresolved, that I felt unsafe, and that other tenants’ guests had mistakenly tried to enter my apartment multiple times. I never received a response. The move-in pamphlet is largely outdated and contains inaccurate information. I’ve requested an updated version at least 3–4 times since moving in (August 2025) and have never received one. Parking is limited unless you pay for reserved parking. Noise: You generally won’t hear neighbors through the walls unless they’re being excessive, but you will hear upstairs neighbors. If you live toward the back of the property, you may also hear tenants sitting in their cars blasting music late at night. Amenities: There is a $135 amenity fee, but some advertised amenities are not active, such as the delivery service. Concierge is also supposed to assist with local reservations, but the one time I reached out, I did not receive a response. I also attempted to use the “locals only” benefit at Casablanca, which was not honored — I was told the deal had changed and to contact the property, who then referred me back to the same outdated information. Access to the Livly app and Bishop Canopy had to be requested multiple times. Once I finally gained access to the coworking space, there was no Wi-Fi information available on site, in the app, or in the amenity materials — you have to ask separately. During pool season, the pool was often dirty, even on weekends. Cleanliness and upkeep: Overall, not great. Spills in hallways are left for days, and general upkeep is lacking. For example, broken tile on the front steps of my building remained unrepaired for months despite being a safety hazard. During winter weather, the parking lot was a solid sheet of ice and was not salted or shoveled, even a week later. The elevator frequently brakes abruptly and was recently out of service for what seemed like 2–3 weeks. Valet trash: The concept is nice, but pickup is very late. Trash must be placed out by 8 PM, yet it’s often still there after 10 PM. Despite this, residents are threatened with charges if trash is left out in the morning. Update got charged $50 trash violation for first offense because they didn’t pick it up until after 10:30 PM and I accidentally left it out until 945. Other issues: I had a very frustrating experience with my car. I moved from out of state, and management was aware. After receiving my new TX plates, I contacted concierge to confirm any needed updates. I was told they would follow up, but about a week later my car was towed at 4 AM. While they did apologize and tow it back, it was extremely stressful and inconvenient. The first staff member I spoke with was rude, though Rebecca was kind and helpful. The units themselves are beautiful, and this could be a really great place to live if it operated as advertised. Unfortunately, ongoing communication issues, lack of upkeep, safety concerns, and lack of follow-through significantly impact the experience. Lastly, I noticed that there are a lot of very new 5 star reviews especially from new tenants I encourage you to do your research.

Moved in august 2025, I absolutely love my apartment! Not to mention everything I need/want is in walking distance. All the leasing agents and property manager were very welcoming and made my move in swift and smooth. Will be here for a long time

We absolutely love it here! There were a few little hiccups during the move in process but they were addressed quickly, the leasing staff have been great, and the location is incredible!
