DON'T MOVE HERE. We initially had a fantastic experience living here while the complex was under the previous management, and enthusiastically renewed our lease just before CAF management took over at the end of 2024. After CAF took over, this complex plummeted downhill. I wish I was exaggerating. At the time we moved out, one of the worst parts of living here was the incompetence and poor communication from management. We had issues with our washing machine that went unaddressed for nearly 4 weeks because management failed to let us know that the complex no longer had any on-site maintenance. We would also never get any kind of heads up before fire alarm testing in the complex until after the fact. Their emails often contained incorrect information requiring multiple follow up emails, and sometimes even printouts with corrections frantically given out at the last minute. If it was an email regarding something needing repairs, updates from management were often written defensively instead of being solution-oriented. It got to the point were it seemed like any issues in the complex were handled in the cheapest, hastiest way possible. Otherwise, I do not understand why the elevators/garage/security would be breaking on a near-constant basis. One time, the gym had been out of disinfectant wipes and cleaner for a few weeks, and management's solution to this only after being informed by the residents was to provide 2 towels (never washed) for the entire gym while waiting for a new supply of cleaning wipes. Basic courtesy rules like quiet hours and cleaning up after your pets were rarely enforced. There was constant excessive noise during late weekday nights at the pool (even past pool hours), overflowing trash in common spaces, and dog poop inside the hallways. Finally, when we were nearing the end of our lease, we were VERY clear with management that we were not going to renew. However even after notifying them, we kept getting a barrage of emails reminding to renew our lease. It got to the point where we got an email saying we had enrolled in a month-to-month lease agreement a week before our move out - when we called management to remind them that we weren't renewing, they said that was an automated message out of their control. What???? On the day we moved out, there were 3 other neighbors moving out as well. If that doesn't give a sense of how things are at this complex, hopefully the rest of my review helped.

Avoid this place unless you like living in filth. The elevators are always broken, garage door app constantly stops working, no communication from management, and you will lose your security deposit no matter the condition of the apartment. There are dog pee stains all over the hallways, and they are fully aware of the issue, "shampooed" it once and have done nothing else to address it (photos attached). I could no longer justify paying well over market value rent to live in such a dirty place and decided it was time to move out. During a move-out survey, I mentioned the condition of the hallways, and they told me they've been shampooing them weekly, which is an absolute lie as I've been stepping over them daily and would've noticed if the stains were gone. Then they have the nerve to charge ME $173 in carpet cleaning and housekeeping fees and attached a PDF with 74 grainy photos of "issues" which depict a clean, move-in ready apartment I spent two days thoroughly cleaning from top to bottom. They don't care about the condition - ALL residents will be charged cleaning/housekeeping fees upon move-out (4 of my neighbors who recently moved out were all charged the same fees). I was a long-term resident of 4 years, and enjoyed living here until it was acquired by Dallas Housing Finance Corporation in Nov 2024 under CAF Management. They still operate under the 2929 Wycliff name and have the audacity to continue marketing it as "luxury". There's nothing luxurious about an affordable housing complex with hallways that smell like urine. The apartment has decayed very quickly since they took over, and I honestly don't understand how they find any new tenants with how poorly they maintain the property. Unless you qualify for the 50% rent subsidy, this place is not worth it and you will be overpaying your rent to subsidize others.

DO NOT MOVE HERE!!! There are persistent, serious issues with safety and basic maintenance. It is very unsafe- the garage doors are always broken and there are homeless people who camp out in the hallways at night. The power goes out at random times, flooding issues occur- see below for photos in the hallways and the garage. The elevator has been broken since August - It’s now December!!! We are worried about how we will move out. The garage door breaks regularly and you can’t get in or out of the parking garage. I have had to uber to work because I can’t get my car out of the garage. The water pipes broke in the garage. The fire alarm goes off for no reason. Management says that have been "working on it" without any resolution. The main office never picks up the phone or calls back. You have to physically go to the office to get any response but ultimately the problems persist. It took over 3 weeks for them to respond to an email and fix the microwave. There is a lack of cleanliness in common spaces. Overall, this complex has dramatically deteriorated in safety and quality with no indications of improvement. I look forward to the day my lease ends and we can finally leave. Warning- be weary of the recent 5 star reviews, they are fake or written by people who take tours for compensation! They give good tours but this is not a touring company- it’s an apartment. And the apartment is a disaster.

I toured 2929 Wycliff today and was impressed, but the highlight of my visit was Emily. She was incredibly friendly, professional, and knowledgeable. Emily took her time showing me around, answered every question with patience, and made the entire experience feel smooth and welcoming. The property itself is clean, quiet, and beautifully maintained, with spacious, modern apartments and great amenities. But Emily’s exceptional customer service truly set this tour apart. If you’re considering this community, I highly recommend meeting with her—she made the whole experience outstanding. Also, Carlos went above and beyond to make sure I felt comfortable throughout the entire process. His professionalism and positive attitude truly stood out, and it made a huge difference in my experience.

TLDR: Management at 2929 Wycliff under CAF has been unresponsive, neglectful, and consistently fails to maintain livable conditions. Between broken elevators, overflowing trash, poor security, plumbing issues, and a serious bug infestation, this property has become unsafe, unsanitary, and extremely frustrating. Ignore the fake five star reviews and avoid at all costs. Full Review: Trust the other reviewers who say: do not live here. Since CAF Management took over in November 2024, this complex has rapidly deteriorated. The elevator, gate, or both are out of order nearly every day. Repairs are delayed under the excuse of “shopping for the best vendor,” which clearly means choosing the cheapest option at the expense of resident safety and accessibility. Trash consistently piles up. Residents improperly dispose of waste with no enforcement, and trash chutes are often jammed for days, attracting roaches and flying insects. The elevator and main lobby remain filthy, as though they haven’t been cleaned in months. Packages are frequently stolen. Some arrive torn open, and homeless individuals regularly access the parking garages, stairwells, and even hallways. There is no longer a security guard or courtesy officer on site. Management ignores emails, maintenance requests, and concerns. Ironically, they respond quickly to public complaints but refuse to acknowledge private communications. I contacted the leasing agents and property managers, Sebastian and Nicholas, about a serious concern and received no response. A recent plumbing project destroyed the water pressure in my unit. Washing my hair is nearly impossible, toilets take ages to flush and refill, and dishwashing has become a struggle due to the poor water flow. Cleanliness is clearly not a priority here. Spills and messes remain unaddressed for days. A pizza was dropped on the front steps and left rotting for five days, attracting bugs and producing a sewage-like odor. That mess blocked the only usable entrance while the elevator was down. Bug infestations are out of control. I had a large wasp nest on my balcony. Two maintenance requests were closed without action, and it took three weeks and a visit to the leasing office for it to be removed. For over two months, I’ve reported a severe phorid fly infestation in my unit and throughout the property and have been completely dismissed. After getting no response from the property manager, I filed a code compliance investigation with the City of Dallas. My apartment is spotless, yet flies swarm my trash can, invade my bedroom, and enter my refrigerator. The pest control company we are charged for monthly performs a weak “general spray” and has failed to treat the issue properly. After threatening to involve the city, they sent a plumber who admitted that the building’s plumbing is outdated and failing. Despite this, no follow-up was provided, no apology issued, and no concession offered — even as I continue to purchase fly traps and collect hundreds weekly. This is an unsafe and unhealthy living environment. I no longer enjoy coming home and feel completely uncomfortable in my own space. Residents deserve better, especially considering what we pay. Stay far away from this property. 2929 Wycliff, please start responding to your residents directly instead of waiting to be publicly humiliated before offering a phone call.
