Would give 0 stars if possible - rude and threatening neighbors, dogs that bark at anyone that gets remotely close, maintenance that marks requests as "completed" when nothing has been done, and to top it all management that could care less about the peace and safety of their residents. Don't be fooled by the fake reviews, this place is terrible and I'd leave today if I didn't have to pay a $5k penalty. I see people moving out every week and can't wait until my lease is up so I can do the same. edit to add: take the below copied & pasted canned reply as indication of management's commitment to helping; they act as if this is the first time hearing of these issues when we have multiple emails chains detailing my concerns regarding neighbors, maintenance, etc. Maybe I'll post the audio file of our neighbor threatening to put my girlfriend and I in the ground over a simple noise violation complaint and management's subsequent denial.

Gabriella and Jahan took great care of me and gave me top service. I see recent reviews and they may make me consider twice but after visiting the community they’ve truly made me feel like I found my home. Property is stunning and customer service is amazing. Can’t wait to move in!

With everything happening in deep ellum I wanted to shout out Gabby and JT of the 2800 admin team. I’ve lived here over a year now and I’ve never had any issues and they have always done a great job looking out for me or anything I needed when it came to my apartment. Definitely renewing my lease.

Johnny Thames was excellent to work with while helping me choose my new home. Out of all the leasing consultants I spoke with during my search, he was one of the few who genuinely seemed excited about helping me get moved in. That energy and enthusiasm made the whole process feel a lot more welcoming. What really stood out to me was how thorough he was when breaking down the numbers. I am very much a numbers person, and Johnny took the time to walk me through what the real costs of moving in would look like. He explained everything clearly, including the base rent and the additional expenses that could come into play like water and electricity. He made it clear that there could be a small difference month to month, give or take a few hundred dollars depending on usage, but the transparency helped me feel confident in my decision. The property itself is new and well kept, but Johnny’s professionalism, patience, and attention to detail made the experience stand out. He made sure I understood everything and never made the process feel rushed. If you are looking at the property, Johnny is someone you definitely want to work with. He is knowledgeable, thorough, and genuinely invested in helping people find the right home.
