When it comes to maintenance Antwon does an amazing job and is very communicative! I feel very secure with him in my home and alone with my dog. He does an amazing job while not giving you the renters special!

Morgan was so helpful and made the application process quick and painless. I needed to get into a new place on very, very short notice. She met me to view a property after hours and had me picking up keys the next business day! She is very knowledgeable and helped me at a time when I really needed it. I highly recommend Morgan to anyone who could use her services. You are in great hands!

Our complaints end up in the trash bin basically. Yes they're pretty good at maintenance sometimes, but their conflict resolution is poorly done. One of our problems has been the knowledge that the place is infested with rats and the owner knowing about it for over 10 years, yet because of the loss of profit, they did not relocate the tenants for a time period to provide a permanent fix. We had enough about them not listening to our complaint and finally when I firmly asked them to do something they did. I don't know why we need to twist their arm to take care of their tenants. You've been in the know about this issue for a decade and decided not to let the future tenants know. If we had known about this persistent issue we would not have signed. Another issue is that the walls are good between rooms except for our upstairs neighbors who we can hear while whispering and talk and be very inconsiderate during certain hours. Granted, we understand lives are loud but I do not want to hear an argument nor intimidate interactions while I'm trying to sleep. We've complained about this issue for over 3 months and the property management stating they would try and speak to resolve the issue. Things never got better and while we finally had enough and let them know, they stated they would speak to the other party about the issue. Basically lying for the past 3 months about them trying to resolve the issue. Honestly feels like they brush these issues to the side and it affects our health. Would not sign again, unless things drastically change.

Blue Ribbon Property Management has been amazing to work with! Their customer service is GREAT and things were simple and stress-free. Maddy deserves a special mention—she’s so friendly, helpful, and quick to respond. She really went out of her way to make sure everything was taken care of. Highly recommend Blue Ribbon if you’re looking for a property management company that truly cares!

I would avoid this company at all costs as a renter. Awful experience moving out. They replaced the roof the day before our lease ended after terminating the lease early. They charge excessive fees and took out $1200 from our deposit of $2000. Received a paper check in the mail with excessive deductions they did not go over with us. Charged us for outside carpets that was there prior to moving in. The same carpets were covered in nails and shingles the day before we were to move out. They require you to make a lease decision 6 months in advance. They added extra fees for Latchel maintence service that is not based in Texas. They were ineffective and feels like Blue Ribbon/Latchel are maximizing profits at renters expense. It was one of the worst experiences I've had renting in Bryan/College Station and they take full advantage of renters.
