Advice to current or future residents: 1. Document absolutely everything via email. Do not trust their verbal word on anything. 2. Stay away if you value professional management and consistent utilities. 3. Proceed with caution. I recently moved out of Sundance and feel compelled to warn future residents. My experience here was marked by poor management and constant maintenance issues. First, the water was frequently shut off due to leaks and plumbing issues, which made day-to-day living very inconvenient. Second, the management structure is a headache. Even though you live at Sundance, the staff on-site (who are extremely rude) only handle leasing. For any actual resident issues, they force you to communicate with their sister property, Sausalito. It is an unnecessary runaround. Finally, upon moving out, they refused to return my laundry card money due to "miscommunication" on their end. It wasn't a large amount of money, but it shows their greedy and unprofessional nature.

DO NOT stay here. If you must, document and photograph everything. The apartment conditions are extremely poor. There are roaches everywhere, and they crawl into units through the bathtub drain pipes. Many second-floor units, including mine, leak during heavy rain. The mold problem is severe—I have seen yellow liquid seeping and dripping from the walls. The manager is condescending and will try to charge you for almost anything when you move out. They will literally make you pay for the renovation. Protect yourself by keeping detailed records and photos. The only good thing is the friendly maintenance guy. Thank you.

I just moved in this past month and everything has been pretty good! Yes, there has been a small delay on work orders but that’s understandable since everyone is currently moving in. The management and maintenance team have been great and lovely to interact with. I appreciate that they take pest control seriously here as I did see 1 roach after moving in, but they had me sprayed the same week I reported and I haven’t seen anything since. I will admit that you get what you pay for but the apartment itself is very nice once you decorate it to your liking. Overall great experience!

I’ve been living here for two years now and honestly I have enjoyed my time here. Unlike my previous apartment, they actually communicate and get pest control! I saw that some people are claiming that they had some pest control issues, but from my experience I have only seen one or two and I immediately put in a pest control work order and they come and spray the following week! And in my opinion, if you’re going to leave a review on a place at least provide proof, but that’s just me 🙄. Keep up the great work Sundance management!

My daughter moved into Sundance Apartments and before even moving in, she discovered multiple live roaches which is clear evidence of a pre-existing infestation. This was deeply concerning, as we had been shown a much nicer model unit during leasing and were led to expect a comparable living space in clean, habitable condition. When I notified management immediately, they stated that two pre-move-in inspections showed “no evidence” of roaches and that the unit had been treated the week prior. However, the infestation was visible and documented on day one. We have multiple dated photos and videos showing the problem exactly as the unit was delivered. Management has scheduled another inspection and treatment, but it’s troubling that such an obvious issue was missed during their own inspections — and that my daughter had to move into these conditions in the first place. For future renters: View the actual unit you will live in before signing, not just a model. Document everything at move-in, especially with photos and videos. Be aware that “recent pest treatment” does not guarantee a pest-free unit. I will update this review based on how management resolves the situation. First impressions here have been extremely disappointing.
