I have lived her for almost two years and I have to say I am very happy with my apartment. I am going to be completely honest and admit that some of the reviews are a bit exaggerated. I have occasionally had a roach or two but nothing a lil bit of pest control can’t take care of. Our pest control is great, and for the people who are leaving 1 star reviews in regard to roaches should really check themselves and get a dose of reality. They’re part of nature and the management is doing their best (we have had a few building sprays to remedy them) so I’ve seen them put the effort in. And their effort has paid off!! The management is very friendly and approachable and as long as we communicate with them they will work with us to the best of their ability. Keep up the good work!

Great place and affordable apartments to live in. There are some rare issues with the water pipe bursting out, but management is really quick in fixing these issues and is very helpful. Maintenance Team is also very quick in fixing minor issues of your apartment. The location is really great and everything is at a walkable distance. Completely like my stay at this place.

Perfectly fine apartments, you get what you're paying for. I lived here for five years through several management changes and never had too much to complain about. Maintenance is usually quick and responsive. Pretty quiet overall and residents mostly keep to themselves, which is nice, although the sorority next door can be very loud during the school year. Be aware that they have had ongoing plumbing issues for years now which will result in water being shut off for hours at a time with little notice—at least every two months. I had to pay a lot of spurious "cleaning fees" documented with incomprehensible pictures after moving out, but such is life.

TLDR: You get what you pay for, it's cheap for a reason. My partner and I lived here from August 22 to July 23. I will start with the things we liked. Management was always super helpful. Paige could answer most of the questions I had, and when she couldn't, was great about finding an answer. They were also fantastic about following up and making sure complaints were addressed. We are also super appreciative of the maintenance staff, who fixed several major problems for us (including a leaking window). Now for the things we disliked. The unit we lived in had a lot of maintenance issues. First, it was the leaking window. Then the towel bar fell out of the wall. Just random things breaking. We also had a decent bug problem. Management was great about sending someone when we complained, but it never really improved. We ended up purchasing bug traps and that helped to some degree, but not much. Our biggest complaints are about the water and the laundry room. Our water was shut off with little to no warning for hours four times in two months due to a broken water line. Every time it was "fixed" it would break again after about a week. In order to repair the line, the sidewalk outside of my office window was torn up at 9am (again, with no warning). In addition to this, we had our hot water cut off a few times in the evenings with no warnings. The laundry room was generally well kept, but only half of the machines worked, and even then, they didn't work well. The dryers would take at least two hours on high to dry a normal size load of laundry. Drying our comforter was an all-day affair. Also worth noting that the AC units are pretty old and struggle to keep up with the heat. Even with blinds closed and blackout curtains, our apartment would reach 77 while set at 70 most days. Overall, we didn't hate it, but we definitely had some very frustrating experiences here.

I am a current resident. This place has become worse since the new company took over. We have to wait four days to have maintenance recently. The water issue is terrible. They shut down water without notice and the staff seems not knowing the situation at all. This totally screw up people's daily life. You can check the photos. Pipe is leaking out there, but we don't have water in the units. Very ridiculous. And the photos provided by the company are just their demo rooms, the real situation is the apartment is very old and need regular maintenance. Since the rent went up quite a bit, I do not recommend this place to anyone who is looking for apartment in College Station. You don't deserve this. 09142017 update: The hot water issue is solved but they still shut water off often without any notice, such as today. This makes us look like living in a third world country. Again, I DO NOT RECOMMEND THIS PLACE TO ANYONE.
