The apartment has a good friendly environment, nice infrastructure. The management is really nice they respond promptly to any maintenance required. I definitely recommend this apartment if you want to live in a homely atmosphere.

Great location from campus. Staff has been helpful. Amenities are alright, but the campus rec center is less than a mile away so you may as well use that. The pre-renovation rooms are fairly dirty and not quite like the show room. I imagine the newly renovated units are cleaner, but can't say for sure.

I don't think it's a terrible place, but theres some issues I think could be resolved, and also some things from my personal opinion. The rent payment portal that The Aria uses can be kinda finicky. I got charged for some fees and rent a month in advance (which isn't supposed to happen). I paid those fees but realized that the fees included some I had paid previously. Contacted management and they gave me a credit "refund" (credits were added back to my account but not like a bank refund) which works alright with me because I had to pay rent the next month anyways. Sometimes the portal says you have fees that are due even after having already paid them. It's mostly annoying but stresses me out when I think I have late fees but already paid them. This sucks a lot because I have auto pay set on my portal, so I KNOW my payments have to be going through... payments is really the biggest thing that annoys me with this place. I dont think it was a great idea to add the gate in because there isnt a way to get out of the area before the gate unless you reverse onto the main road (very difficult because of incoming traffic), and when the gate is broken (which has happened before) there's not a safe way to get out. I would be fine with the gate if the road was larger and they added a "roundabout" section. Just an easier way to leave the road that leads into the gate. As for actual living conditions, it's alright. They've got some amenities like the study rooms, fitness area, a filtered water dispenser (i like that part). The computers in the computer room are kinda iffy. When I tried using them to print, they wouldn't respond and some wouldn't turn on. Printer only prints in black and white too. People respond pretty timely to work orders. Package delivery seems alright. I like my room. I think my apartment room is pretty good. I like that they occasionally hold events and have food. I like getting free food, it's the best.

The best location! They have made great improvements around the complex and there are so many new resources available to residents. I am really excited about the pool and red light room! The maintenance team, front office staff, and mail room are all amazing.

This is a long one, but an important one for everyone about to arrive back in town for the school year. There’s no denying this complex is one of the older and more run down complexes for students, and I know construction and renovations are always a hassle while they are going on, and am thankful for them as the complex desperately needed it. I also understand that summer is the best time to do them. However, this has been an absolute nightmare due to the complete breakdown of communication and accountability. What was supposed to be a 2-3 week renovation that was set to start the day after school was out, has now turned into an entire summer and likely entire semester ordeal. Things at the complex look horrific. Trash everywhere. Construction workers blasting music and being incredibly loud early in the mornings. The pool we have all been paying for all year was closed the first week of June, and was supposed to be redone and opened up again in a few weeks. It is now August and the pool has sat completely untouched all summer with no renovation date in sight. Additionally, the gym has also been closed this entire summer (not that anything worked in there before). They have closed half the parking lot off to repave. It’s now been over 2 weeks of parking almost a football field away to get to your apartment, with the parking lot still sitting untouched. I feel horrible for all the people that are moving in right now and can’t park anywhere near their building. I can’t even imagine what it will be like in a few weeks. They only allow you to get packages from 2:30-4:30pm M-F ONLY, so you cannot get packages if you have a job. Trash trucks can’t get to the dumpsters because of the barricades so they haven’t been picked up for weeks and now the parking lots and apartments smell of rotting trash. It is a constant pattern of them destroying something, and then leaving a half started job for weeks for the residents to deal with in the meantime. The reason this is such a problem is because we have yet to receive a SINGLE email about any of this. If I wasn’t living here and watching it, I wouldn’t even know there was construction at all. No updates, no timelines, no apologies. Not even acknowledging how incredibly horrible this has all been handled. The worst and most outrageous part is the office has been closed indefinitely for over 2 months. There is no working website, no phone number, no working email. Literally no one working here. All the staff has left. It’s just residents. The only communication they do make sure is up to date is their portal to collect rent (which is still full price). This entire process has been one of the worst living experiences I have ever had. If we were all just kept in the loop and maybe at least just received an email letting us know they are aware of the living conditions at the complex, it would make the situation better. The only reason I even know any details concerning the construction is from contractors stopping to say how bad they feel for us. This has been an incredibly disrespectful process to everyone who is living here this summer, and honestly I have hated every second of it. Especially the amenities like the pool being closed. What was the point of paying for them this entire time if we couldn’t even use them once school let out? For anyone about to move back here for the fall, be ready for trash everywhere, ongoing construction, an empty office, and zero communication. There is no way this will be done by the Fall. They haven’t even started most of what they said they will be doing. Buckle up, this semester is going to be a rough one.
