It being my first ever apartment and my first time striking out on my own, I was very nervous. However, the lease staff were very kind and helped me through the process and my tour experience was pretty neat. As for the apartment itself, the living room was pretty spacious and the rooms themselves were pretty big. Aside from one or two issues, likely caused from past residents, I had no complaints. It was clean and prepared by the time i moved in. Maintenance was very helpful every time i had a request or issue that needed fixing, the only issue being that they don't inform you when they're coming, they just show up so you may have to let them know your preferences. This may inconvenience you if you have a 2nd floor apartment as any issues on the 1st floor that happen as a result of something going on upstairs, they will show up randomly and ask to enter your apartment to fix the issue. During my two years, they went through some management changes and had to switch between 3 different payment portals which was extremely aggravating and can be for some who use those to pay bills, especially when you have to update renter's insurance. They also started using Rapid Recovery towing for visitors and residents which is something to keep track of anytime you have guests over. Thankfully, that is over and things are now relatively normal. The staff themselves are always available for help in case of emergencies. The lease director, Shama, is someone you can trust, especially if you encounter any issues that I explained above: maintenance, payment portals, etc. If you're looking for a good starter apartment and want to strike out on your own, I recommend Dwell for your first home.

I would strongly advise against renting at Dwell@1600. The unit I lived in was in poor overall condition. It experienced repeated flooding from leaks in neighboring apartments, a leaking AC unit, roach problems, ceiling leaks, and mold on ceilings and windows that appeared to be painted over. There were also strong chemical odors from a nearby make-ready unit that forced us to temporarily leave the apartment. The quality of make-ready and paint work was very poor, reflecting broader management and maintenance concerns. After moving out, management did not return my security deposit or provide itemized deductions within the required 30 days, then later attempted to charge me for floor patching that I consider normal wear and tear. When I sent a formal demand letter, I received no response and the matter was sent to a debt collector instead. Based on my experience, the units appear poorly maintained and move-out disputes are handled unprofessionally. Proceed with caution and document everything if you choose to rent here.

Dwell at 1600 is the worst apartment complex in College Station, and probably the first world in general. We moved in to painted-over roaches a nasty mold problem, and a live infestation featuring roaches from every stage of life. The small German roaches that infest homes and eat human food, not the big ones. They were on every surface of our "future home," and when we asked about them, they blamed us for choosing to move in on a sooner date they offered themselves. Like it was our responsibility to clear them. Every interaction with staff was a catastrophic encounter of management failure. They are sinister and pernicious vultures who take advantage of any ignorance you have of Texas property code. They were not capable of stopping the infestation. Their solution to the mold was to paint over it, leaving the same soft, rotting wood beneath it. That was an apt metaphor for how this complex is managed. Do not believe their replies when they promise resolution. They simply forward you to the regional manager, who has the liberty of ignoring your communication. It is very likely your apartment will never achieve the habitability Texas law guarantees renters because the building is so old. If you are in a dispute with them, consider arbitration, and then suing if it doesn't work out. Take advantage of free legal counsel from the people who wish well for this world. None of them work here. If I had to spend a thousand lifetimes in absolute destitution, I still wouldn't choose to live here. The people who runs this place have missed their calling, which is ironic in a growing city full of opportunity. Avoid Dwell at all costs.

Me and my pregnant wife are very unhappy. Nobody has came to fix our air conditioning in our apartment. It’s been a week. All this money for a hot apartment is not right. Living here for a year and the ac has broken about four times with weeks with them not get fixed. Not getting reimbursed nor put in a hotel is unjustified.

It is a decent apartment complex but is showing its age. The exterior of all of the buildings could use a new coat of paint or a pressure washing at the very least. Management is very nice, but can be a bit slow in responding to repair needs. The on-site repairman is very courteous. Some repairs are more patched than repaired and attention to detail is non-existent. I would recommend giving an apartment a good scrub down before unpacking as they don't do a true deep cleaning between tenants. Rent isn't too bad but is about $100 per month more than it should be for the age, condition, amenities and location of the complex.
