Elevators are broken almost constantly - the one closest to my apartment has been down for over 3 months, with no timeline given for when it will be back running. Garage door was broken for a long time as well. The amenities are a bit lacking in general and they tack on a fair number of fees in addition to rent. Leasing office staff is generally pretty nice (few exceptions) and the maintenance staff is great (very polite/informative).

I’ve lived in this building for over a year and hope to stay for years to come. There have been normal apartment issues, but nothing out of the ordinary for a building in the city. The maintenance team is extremely respectful, responsive, and efficient—most requests are answered within half an hour and resolved the same day. The current management team is also responsive and helpful, and they’re actively making improvements to the building (garage door, windows, paint, etc.). The community here is incredibly friendly and neighborly, and the dog park is unbeatable. The amenities are well-maintained, and they even replaced all of the outdoor grills this past summer. Overall, we’ve had a great experience living here, and I’d recommend it to anyone looking for a friendly community, solid amenities, and a highly walkable location in Austin.

Lived here for a year, and I would have stayed if I could. There were normal apartment issues, and some were related to living in the city. While sometimes there were issues with break-ins of cars, it is to be expected while living in the city. It is a very unfortunate risk. Windsor, however, takes necessary precautions for safety. The amenities are great. I played pool often and went to the gym frequently. The gym is small and does get quite busy with so many folks working from home. Still, it was always worth it and totally possible to get a good pump in with the equipment they had. The leasing office team was always sweet and super helpful. I was grateful for their help with moving out and transferring the lease to someone else. I hope to maybe live at a Windsor property again sometime in the future. It was a great experience!

Save yourself the headache, do not move in here! In the last 1yr+ at Windsor South Lamar the building has really gone downhill. There are so many other options and better maintained buildings in the area. Keep looking! Starting with the exterior, you’ll pay for parking in a gated garage with a gate door thats worked maybe collectively a few months in the past 3+years. Parts for the broken gate? They are shipped from a country which apparently only exists in the future. Expect to be waiting months for the parts to be delivered from their imaginary manufacturing plant. There are constant break-ins, two car thefts in the past two months, damaged vehicles, stollen packages, and various unhoused individuals sleeping in stairwells or meandering around the lobby at night. I once had an unhoused individual confront me in the gym at night, when I asked him to leave he stated he just “needed to gather his things from the gym cabinets” because he was living in the building at night. AT NIGHT!! The lack of concern for resident safety is unfathomable. If you’re a female or younger individual, think about your safety!! There are not been many instances when all elevators were working at the same time. Elevators are down for weeks to months. Again parts come from the same futuristic country as the gate parts. At one point in December of 2024 ALL elevators were down for approximately a week. My poor Mom was visiting and had to climb/descend 4 flights of stairs everyday multiple times a day. I’ve been waiting for months for them to provide me with the video of a hit and run on my vehicle they claimed to have. Don’t stay tuned for an update there, I don’t expect them to follow through. Want to enjoy the pool on a hot day? It’s probably green. Inside you’ll find outdated apartments, refrigerators and walls filled with mold and garbage piling out of the trash chute rooms on each floor. Maintenance or construction of some sort is on going at all times. What are they doing you ask? Sometimes I have no idea, but you will find evidence of food and soda bottles left behind in the hallways. They decided to spray paint (yes spray paint) the doors and frames/hallway trim black. The fumes were so bad many including myself had to block the bottom of their doors. They wrapped our hallway firearms to to prevent the fire alarm from continuing go off from the fumes as well (see photos). Headaches, black spray paint dropping from the air vents on to my white couch. Just some of the many luxuries you’ll experience at the building. Speaking of fire alarms, pretty common to be jarred out of bed at 2AM, 3AM with the fire alarm going off from a sensor error at the building. They will claim someone pulled the alarm, the fire department confirmed differently. Working from home?? Intra meeting surprise! Fire alarm going off, internet down. Walls are so thin you’ll hear every step your upstairs neighbor takes. If you’ve made it this far and you value your mental and physical health just keep looking. The positive review? Incentives from the leasing office to waive application fees for unknowing and innocent souls. Current management under Lindy and Jennifer + the ever rotating group of office individuals have created an unbearable place to live. Good luck going into the office with a question or request. Honest review for anyone considering Windsor South Lamar. I lived here in 2021 and really liked it; moved back in 2025. The Good: Strong value for the location—walkable to restaurants, Zilker nearby, and an excellent on‑site dog park (it smells like a dog park, but it’s great for pets). The pool is solid, and the units are well sized with practical floor plans. The Bad: I’m not nitpicking normal hiccups (gates/elevators/messes happen in big communities). However, staff often seem unhappy and office visits feel unwelcome; overall, management feels reactive. On move‑in, my apartment wasn’t properly cleaned (hair and dust on windows, soap scum in the shower, paint in the sink, a fork left in the dishwasher, both bathroom sinks clogged). IN THEIR DEFENSE: I didn’t report it due to a busy schedule—I’m sure they would have addressed it—but it added to the apathetic vibe. Maintenance, however, was great: friendly and efficient fixing the sinks. Bottom line: Good value and plenty to like, but customer service feels inconsistent. I’ve only been back a month, so maybe I caught people on bad days. If you tour, pay attention to how the office interacts with residents and decide based on your priorities. Some people may not care as much as me!
