"I live here for 4 months and I couldn't be happier. The management team, specially Gio, is incredible friendly and responsive, handling all requests promptly. The property is always spotless. Highly recommend Waterford Studios".

My experience here at the water studios has been really pleasant. Especially the service that Gio has giving us as residents here. He is very professional and always there to find solutions and quick to response . I give him A 5 star review for customer service. Thank you Gio for all you do.

Very bad apartments. I moved in because it was affordable for Austin and they promised livable living condition, however upon moving in it was immediate problems. They showed me a model unit which appeared to be move in ready. The unit they turned into was very different. A harsh smell of cigarette smoke overwhelmed the unit. I immediately submitted a complaint, yet nothing was done besides a complex wide reminder being sent via email. This happened about 3 more times before I gave up trying to communicate with management. The neighbors have no courtesy for others, often engaging in fights at 12am and onwards. Stomping and screaming to a point where police had to be involved. I experience a very bad ceiling leak where it caused damage to my unit. I had to be MOVED OUT of my unit, while I had to continue to pay normal rent. The management is HIGHLY unprofessional and does not care for maintaining a livable community. DO NOT SIGN WITH WATERFORD STUDIOS. IT IS PREDATORY AND EXPLOITATIVE. I would not be surprised if they are inundated with lawsuits.

Extremely clean and quiet property. Easy access to any way you wanna go in Austin. Liz and her staff are extremely attentive and helpful. Easy to lease from. I'm starting over after a divorce and funds are tight. Waterford has given me a home! Shout out to Jesus also!

Living at Waterford Studios has been such a great experience! The property is well-maintained, quiet, and feels really safe. The apartment itself is cozy and truly feels like home. What really makes this place stand out, though, is the management—Liz is amazing! She’s always kind, professional, and goes above and beyond to make sure residents are taken care of. Maintenance requests are handled quickly, and the community events are a great bonus. I highly recommend this place to anyone looking for a welcoming and well-run home.
