Timbercreek comes with a plot twist. In the winter, the downtown view is legitimately stunning—the kind of view you’d show off to friends. Fast forward to summer, and that same view from the pool basically disappears behind foliage, which feels like a bit of a bait-and-switch. From a marketing lens, the sign on S 1st is underplaying its hand. With how competitive and aesthetic that strip has become, adding lighting could turn it into a real standout instead of something people drive past without noticing. There are some solid upsides: the fitness center looks legit, and the leasing office is in a prime, easy-to-access spot. But once you get deeper into the property, things feel a bit less polished. Some patios look like they’ve seen better days, and the ongoing pathway construction makes getting around slightly chaotic. Add in the steep hills, and driving through the complex can feel like a mini obstacle course. On the bright side, it’s very dog-friendly—plenty of waste stations and open areas, which my dogs definitely appreciated more than I did.

My experience at Timbercreek Apartments has been incredibly frustrating and stressful. One of the biggest issues has been a mold problem that began after a clogged drain pipe in October of last year. Despite repeated maintenance requests and months of waiting, the issue is still unresolved. Living with an ongoing water damage and mold issue for this long is unacceptable. As the situation worsened, I became ill and felt I couldn’t safely remain in my apartment, forcing me to pay out of pocket to stay elsewhere while still being responsible for my rent. This created a significant financial burden on top of an already difficult situation. To make matters worse, I secured rental assistance to help cover my housing costs, but the apartment management has refused to accept the rental assistance funds that were available on my behalf. Instead of working toward a solution, I was left dealing with the financial consequences while the underlying maintenance issue remained unresolved. I also requested reasonable accommodations while recovering from traumatic brain injuries after being hit by a car, hoping for understanding and cooperation. Instead, I felt like my concerns were dismissed and that I had to fight for every step of the process. Between the unresolved mold issue, poor communication, the financial hardship of having to stay elsewhere, and the refusal to accept my rental assistance, this has been one of the most difficult rental experiences I’ve ever had. I encourage anyone considering this property to ask detailed questions about how maintenance emergencies, water damage, mold concerns, and rental assistance programs are handled before signing a lease.

My partner and I loved our apartment here. The building is quite old but the price is great for the location. The pool is really nice as well, and maintenance is amazing and always prompt and helpful. We had an apartment facing the creek and we dealt with some wasps around our balcony, but pest control always arrived promptly and even left us some spray to use whenever the wasps came back. We never really dealt with any bugs or pests in the unit besides a scorpion that presumably came from our toilet, and a few small spiders in the corners when we'd fall behind on cleaning. Being so close to the creek, it was pretty much a given. I actually never saw a single roach in our apartment which I consider a win. The leasing office was also exceptionally helpful and understanding when we needed to break our lease early. I'm so glad that we lived here during our time in Austin and I'd definitely recommend this apartment to anyone looking to live in the Bouldin Creek area - especially if you can qualify for the income-based housing.
