The one major positive about living here is the location. Being so close to Barton Springs and Zilker Park is incredible and was definitely the best part of the experience. However, the actual living experience and management made it difficult to recommend this property. Management strictly enforced the 60-day notice policy and charged me an additional month of rent even though I had communicated with them ahead of time. It felt extremely rigid and not very tenant-friendly. There were also a number of ongoing maintenance and property issues. The parking lot has large potholes that ended up damaging my car. The washer and dryers were frequently broken, and one of the dryers actually overheated and melted several of my clothes, ruining them. Inside the apartment, some of the cabinets had mold in them and many of the walls appeared to be only primed rather than fully painted. The unit also had very little natural light, which made the apartment feel dark and somewhat depressing. Security and cleanliness were also concerns. There were often homeless individuals rummaging through the trash areas which regularly left a huge mess, and on one occasion someone even came up to my apartment acting erratically. I also witnessed a neighbor on his very first day living there have his car broken into so badly that it had to be towed away, which was pretty unsettling. I followed management’s suggestion to install a padded lock so I could feel safer, but after multiple follow-ups they later told me it violated the lease and required me to remove it unless I provided a doctor’s note. The surrounding environment also made things challenging at times. The smell from the nearby Whataburger can be overwhelming and there was constant construction happening next door. Lastly, my interactions with the leasing staff were generally not very positive. I often felt dismissed when bringing up concerns. If you're considering living here, I would strongly recommend touring the exact unit beforehand, testing appliances, and reading the lease terms carefully so you fully understand what you're signing up for.

I live here now and I really like it. The location is great and walking distance to 6th St and South Congress. The bus stop is in front of the apartments and can get you anywhere in town. It’s also very close to UT Austin and the bus goes right there. The staff here do an excellent job, they are always very friendly and helpful. There’re dog friendly and a couple of nice little dog parks for the pets. The attached picture is the dog park right by my apartment. I always feel safe here and it seems relaxing and peaceful to me. Definitely recommend!

I love living at The Willows! I didn't find anywhere that was a better bang-for-my-buck when I was searching for an apartment in Central Austin. As someone who has lived in Austin since 2007, I can pretty confidently say that The Willows has one of the best locations in all of Austin. I barely drive more than 15 minutes to get anywhere, and the convenient access to Zilker park, auditorium shores, Ladybird Lake, Barton Springs, and all of Downtown has been incredibly convenient. Additionally, the leasing office is filled with professional, intelligent, and caring individuals. I make sure to stop by the office every day for free coffee and a wonderful conversation. Hats off to them for working hard to better my experience as a tenant. I couldn't recommend it more for people who want all the benefits of living downtown without having to pay so much. My bank account thanks me every morning!

I loved my time at the Willows! The location and the creek in the back are stellar! And Ivan was exceptional on the maintenance team. I was a loyal tenant here for 6 years! The one star review is the for management. I have seen so many lovely tenants come and go, who have been mistreated and disrespected. One year my apartment was under water for 2 months with a pipe that burst underground and it took that long because they were haggling the price of fixing it. I have had black mold on the ceilings of my bedroom and they refused to believe there was mold in the apartment even after the flood. Another year they hired a terrible painting company that came by and spray painted over all my belongings in the back and broke planted pots and lights and my storage unit, I asked for a reimbursement many times and management never responded. I was on time with every payment (even during Covid) and kept my place clean and was a good neighbor. Then as I moved out I got a final slap in the face as they charged me $340 for a cleaning fee, to fill the small holes in the wall, to repaint, and non prorated fees even though I moved out on the 5th. I didn’t even argue this fee because the hassle just isn’t worth it anymore, they don’t listen. It was worth all the trouble for the location, until it wasn’t! I would only recommend it if you get your rent below $1,200.

The reviews on this apartment complex can be deceiving. I just moved in 3 months ago and couldn’t be happier with my apartment! The past reviews had me worried about issues with the apartment or the management, but they have changed ownership since most of those reviews, and they really couldn’t be any better! There were a couple of maintenance issues I had when I moved in that were fixed the same day I had put in the request In. As for the apartment it is so much more spacious then then square footage might make you think, great living room space with a room for an office or dining room next to kitchen. Then the bedroom also has 2 really big closets with one being and a walk in closet where I can fit my bike into as well! Overall for the price and the location being a quick 10 minute walk over the bridge to downtown is really hard to beat if your looking to live in Austin!
