Management does not understand the idea that a lease is a binding contract, and have treated me with contempt for my hesitance when being pushed to sign a new lease for the same term. They are threatening me with increasing my rent by considering me a month to month tenant, despite having an active lease. All of this is because of an issue that they themselves have created by removing my lease from their systems and demanding that i sign a new contract. When discussing this with the leasing office they informed me that while my lease is still official, that they would be forced to increase my rent because they have no ability to control their own software.

I have had some issues with the inconsistencies and inability to actually give me an accurate account of how much water I’m using some months. My bill is $160 and sometimes it’s $35 I live alone. I shower as needed and do not run water unnecessarily. I find this to be a bothersome topic when I presented to management. I have not found support or solutions for my ongoing difficulties with this issue. I’m very tired of it and I’m very tired of being told there is nothing wrong. My neighbors have a $35 a month water bill why don’t I?

The first year I lived here was fine, except for the noise on 620. I'm on my 2nd year now. Wish I had not renewed my lease. I had reservations due new management and the predatory towing practices here. The signs may be legally placed, but they are too far away to see. Your visitors are vulnerable! Don't let them forget to register their cars for even a minute, seriously. It's very stressful to worry about. Now they are making "improvements" to the property. First they took away my patio ceiling fan with no warning. No one can even see my back patio. Why spend money on something like that - the fan worked just fine and we need our fans in Texas. The lawn sprinkler system has been broken since I moved in. My unit has no landscaping and apparently never will; I gave up asking. The roofers and painters left nails and trash in my "yard" and driveway. The plumber left a lot of water on my bathroom floor the last time he came. The painters painted both of my patio doors shut. I was able to get one open myself. Alan had to come work hard to get the other one open for me. Now he is a true delight! He has lots of great stories. I really did enjoy visiting with him. I wish he was in charge of the whole property! I would much prefer to talk to him than those girls in the office. I feel like he would be straight with me. During Thanksgiving break, with my family coming to visit, I had to stop cooking and move every single thing off all of my patios (which was a lot!) by 9 am that Monday so they could power wash and paint. I got the notice Wednesday, the day before Thanksgiving. I went in to the office to ask for more time, but they got very defensive and threatened me with a lease violation if I didn't comply. I did comply, and then that work didn't even start until about 9 days later. Wish now I had just ignored the door tag. I will not be calling or going into the office again. Mistakes have been made that just can't be undone. I don't want to risk being baited into an argument again. I'll simply put in maintenance requests as needed then move out when I can.

Alan from the maintenance is extremely knowledgeable and friendly! I called about an issue I was having with my toilet and he came same day to fix it. Since we’ve lived here we haven’t seen any bugs at all, I am absolutely terrified of roaches so that is a big priority for me in apartments. One of my favorite apartments I’ve lived at in Austin.

I have lived here going on 4 months. Maintenance is very prompt and professional. They always wear shoe coverings and are quick to diagnose the problem. The office staff is very professional and nice. It’s a great price for the location. The views are so beautiful. We used the pool a lot with friends and kids. The pool compliments everyone. Love the beach walk in part of the pool for the little ones. The car wash is also something that I utilize and is very convenient. I really like that the gates always work and are kept shut. Very happy with my decision.
