I've lived here for 2 years. The pool was closed the entire summer in 2025. This year, the pool and grills closed again after Memorial Day and are still closed with half of summer 2026 done. Their excuse is broken glass from Memorial Day weekend. The pool itself is pretty disappointing. They had started to tear it apart for renovation in the spring only for the property to not get all the permits needed for construction. So, they hastily patched it to look like it's just filled with cracks. Again, the pool was closed all of winter 2025 into spring 2026 for a cancelled renovation and it will close again this fall for a second attempt at said renovation. Last year, Kairoi scrambled to give people day passes to Hotel Van Zandt. That system was poor. There was a limited number available and management refused to let you reserve passes until day of, but it was better than the nothing now. This year, no passes and we're in August. The exit garage door has been broken since May. The entry gate broke in June. Both are still broken. Not that management monitors the garage. Multiple abandoned cars collecting dust. There is no competition with the other high rises in Downtown or even on Rainey. Don’t forget to sign up for the $90/month car wash in your parking stall.

The pool has been closed for 3 months with no construction and no reason to keep it closed. They shut down the pool during the hottest time of the year, leaving residents without one of the main amenities they’re paying for.

UPD - Nobody contacted me to address the issues I mentioned. On top of that, Lakisha continues to act unprofessional She gives me a side-eye every time she sees me, lol UPD- My car got vandalized in a parking garage(6k worth of repairs, parking garage costs $150 a month, and there aren’t even any security cameras. No one cared or even contacted me after UPD The garage doors have been broken for over 4 months. UPD The pool has been closed for months, and not a single amenity is available(no reason at all, no repairs or construction) Unfortunately, the move-in experience was extremely Stressful, which is unnecessary All of the leasing director Lanisha Washington. Her behavior was unprofessional, rude, and disappointing . Communication with her felt immature and unprofessional, both in tone and attitude, and at times it was hard to believe I was speaking with someone in a director-level position. I was accused of submitting fake pay stubs, which was shocking and frustrating. She did not appear to understand what ADP is, even though it is one of the most common payroll systems. I had to provide 6month of bank statements on top of 8 weeks of paystubs, and she still claimed the documents “looked strange” or that the formatting was “off,” and therefore fake. She frequently interrupted, made multiple mistakes in the leasing documents, and turned what should have been a simple process into a very stressful experience for us. The situation was only resolved because I escalated it myself by contacting an ADP manager and having ADP support email her directly to confirm the documents were legitimate. That level of escalation should never be required just to move into an apartment. Amenity fee - $75 The pool is in poor condition, none of the three fireplaces work, lamps are missing light bulbs, one of the two grills does not work, and the brew machine has been out of service for over a month. There is also a homeless who lives right by the back door on the building’s property

It’s been a week since we moved in and we can’t be any happier with our experience at the Quincy. The leasing took a week-ish because of the background check issue with my visa but Lenisha and Xavier stepped up and pushed the approval for us. We even asked to move in early on a Saturday and the management accommodated our request and approved our new lease which we really appreciated! During the move-in every concierge was a big help looking out for our deliveries and getting us everything we needed. 5-star view, amenities, service. UPDATE 1 month before our lease ends: The amenities situation here is NOT OK!! The garage door has been broken for months and instead of fixing it they hire security guy to sit there and check for key fob instead?! Makes no sense to me. The pool is constantly shut down because some of these residents keep throwing a party and breaking glasses in it. One of the elevators is always reserved on the weekend. Takes at least 5 mins sometimes just to go back up to your room. There are irresponsible dog owners in the building too. Pee left flooding the elevator floor EVERY WEEK. Indoor Dog park smells unbearable my dog hates it. I would never use it if it wasn’t raining outside. The concierge and cleaning crew remain the best part about this apartment. But the residents here are the main reason we’re moving out. It’s not worth paying 4k every month to live next to loud party scene and construction noises. We just don’t share that kinda lifestyle here.
