Very helpful community! I have been worried about where to stay this semester, so I visited the office to ask some questions. Marina really eased my worries about the signing process and answered all of my questions. She kept in contact with me, so that I could be reassured of any additional concerns. I'm going to start an application soon because of Marina's helpfulness!

**Update** Despite the response below, this company refused to reverse unjustified charges. They falsely claimed to have negotiated payment terms with my daughter and sent the balance to collections under my credit without ever contacting me directly. I have filed a complaint with the BBB and strongly caution anyone considering residency here.*** For my daughter, living at The Nine at West Campus was nothing but frustrating. The biggest issue was the building has serious security concerns. The parking garage gate wasn’t operational for the entire year of her lease, meaning anyone from the street could walk right in. Because of the way the building is set up, that broken gate essentially gives strangers direct access to the front doors of every apartment. It’s a huge safety risk, and management has shown no urgency in fixing it. I believe this also contributed to my daughter’s car being broken into shortly after move-in, and her laptop being stolen. This was an issue I saw in several reviews of the facility after the theft. Everything was reported to the apartment management, and nothing was done to address the broken gate. On top of that, their complete lack of responsiveness to maintenance requests. Multiple times she submitted requests for basic repairs, and they are either ignored or took weeks (sometimes months) to be addressed. Even when maintenance finally shows up, the work is often rushed and not properly fixed, leaving the same problems to resurface again. For the price they charge, you’d expect at least basic safety and timely maintenance, but The Nine fails on both counts. I cannot recommend living here to anyone who values their security or peace of mind. To add insult, they are trying to charge for “cleaning and repairs” after move out. The videos below show the condition of her room on the day she moved out, and the common area. The things seen in the common area are her roommates. They were not moved out yet. Nothing in her room was more than normal wear.

My daughter lived at the Nine at West Campus for about a year. While the space was nice upon move in, issues quickly began to make themselves evident. The #1 being bugs. On move-in day, another resident shared with my daughter that she was already being moved to another unit because hers was infested with roaches. Later that week, small bugs began to appear in my daughter’s apartment until eventually it was a full on roach infestation. This issue was NEVER solved by The Nine. In fact, when a request for pest control was issued, management gave no instructions to anyone in the unit causing pest control to deny them help for not clearing the common spaces - something nobody told them to do! The washer and dryer broke multiple times and caused damage to a number of my daughter’s clothes. It was never replaced even though we were told it would be. The pool they advertise remains unfinished to this day. Most of the treadmills and general equipment in the gym were dysfunctional. There were multiple instances of homeless people breaking in. The best things about the place are the clubhouse and courtyard. The experience could have been worse (and I’m sure it would have been if not for one of her roommates having a connection to management), but it most certainly could have been better for the money. This complex needs to make major improvements before I could ever recommend it.

From the moment we arrived on move-in day, there were several red flags that created significant concern. We were told that my daughter “already had keys,” even though we had not stepped foot in the unit, and all of her belongings were still in our car. While waiting, we observed front-desk employees openly watching caller ID and laughing about ignoring tenant calls. At the same time, a pest control company was on-site addressing what appeared to be a recent infestation, and the office itself was in visible disarray, with boxes stacked to the ceiling and no clear leadership present. After three hours of waiting, Josh informed us that the relet fee would be waived and that the unit would likely be rented within a week. We agreed to move forward based on those assurances. Unfortunately, none of those commitments have been honored. We are now approaching six months of paying for a unit my daughter never occupied. We recently received notice through a junior employee, while Josh was again unavailable, that we could be released from the lease for an additional $8,000. To be clear, the room has been used by the remaining roommates as storage, and we were told they would receive formal notice to clear it. Based on the continued lack of follow-through, I am unsure that ever occurred. When I contacted Landmark Management, I received an immediate response from Josh, but the information provided did not align with what we experienced or what we were originally told. This situation has created a financial and emotional burden that could have been avoided had the initial commitments been honored. I also believe it reflects a broader pattern noted in numerous unpaid online reviews. I will also be forwarding documentation and reviews to Landmark Management, as parents of future students deserve to be aware of the conditions and communication practices occurring at this property.

DO NOT MOVE INTO THE NINE ON WEST CAMPUS. This has been the most unprofessional and disappointing housing experience I’ve ever dealt with. Move-in day was an absolute disaster. The entire building was filthy — I’m talking dirty floors, grimy surfaces, trash everywhere, and units clearly not cleaned or ready for residents. Parents were furious, students were stressed, and the staff acted completely unprepared. For the prices they charge, it was shocking… nothing like the polished photos or promises they advertise online. I never even moved in because the condition of the apartment was unacceptable. When I asked to terminate the lease, management told me I’d have to find a subletter — but of course no one wants to move into a place that looks like that. They said they would “help” find someone, yet never actually did. Then they turned around and told us it costs $7,500 to break the lease, and now months later they’re trying to charge $8,000. The lack of transparency, honesty, and support is unbelievable. This place is poorly managed, misleading, and absolutely not worth the money. Save yourself the stress, the disappointment, and the financial mess — there are WAY better options in West Campus. The Nine needs to seriously rethink how they operate because the way they treat tenants right now is unacceptable
