Typical landlord DIY stories:/ My family and I have lived in these apartments for over a year now when we began noticing the grout falling off and exposing a thick layer of mold in our bath. It seems as if the maintenance team covered it up with caulking instead of taking care of the problem to ensure the wellbeing of future tenants. I reached out to them by setting up a maintenance appointment to which they didn’t show up to. Maintenance: ⭐️ IF* I could I would give it 0 stars.

I’m approaching my second year as a resident at Marquis! I had such a great experience during my first year that I decided to renew for another, but this time in a different unit within the same building that had been vacant for some time. Unfortunately, I was extremely disappointed with the move-in condition of the new unit. Upon move-in, and after all my belongings had been delivered to the new unit, I discovered multiple dead roaches throughout the space (inside the fridge, under the sinks, in the carpet, etc.), along with toxic droppings in all of the kitchen cabinets, and a few live roaches. That said, my experience of the management team at Marquis has been great. They're exceptionally prompt. I want to give a shoutout to Lindsey, who replied to my concern within 24 hours and was able to schedule sanitation and treatment for the very next day (she’s also highly responsive to everything else I’ve ever bothered her about - she and the maintenance team are fantastic!) For future residents, I recommend asking about the vacancy period (I.e., how long the unit has been unoccupied) and seeing whether additional sanitation and pest treatments are possible if the unit has been empty for more than a month.

This review score is due primarily to the community cockroach infestation, high RUBS per unit utility costs, community crime, & the customer service interactions I've had with the leasing staff for almost 2 years. I understand that crime has no address & neither do cockroaches. However, since day 1 I've had questions over the integrity of the staff. It started when I moved in & they denied receiving my move-in inspection (documenting several issues) that I turned in after the office had closed for the day. Eventually they admitted to receiving it (after I told them I took pictures) & explained that a gust of wind had blown it under a piece of office furniture. Every time I've contacted the leasing office, I've been given wrong information and/or an ambivalent attitude. Generally, there is an unwillingness to help on even the simplest of requests (that any other property management company would be happy to assist with). This has been so disappointing, especially since my rent has been paid 100% on-time. I would not recommend leasing at Marquis at Barton Trails II.

I lived here for an year and would've continued to if only I hadn't gotten a better offer elsewhere (rent wise). I'll split the review into 4 parts: 1) Apartment: I leased a unit based on the virtual tour only when I moved to Austin. I turned out to be incredibly lucky, because both the unit, and the community were amazing! I didn't have any major issues with my unit during my stay. The clubhouse and gym are pretty well maintained. 2) Location: It's a relatively safe area, all essential chains are close by. It's a pretty big community, and friendly people around. 3) Leasing Office: My move-in day was really not good. Jordan was handling my leasing and I had to wait the whole day outside the office getting things sorted because I was not communicated about some things. But after that, I've never really faced any issues with the leasing office. In fact, Lindsey has been very sweet and helpful everytime I had questions. 4) Maintenance: I didn't need a lot of maintenance during my stay. I've called them a few times for non-emergency things. But they've taken care of it very promptly. Overall, I loved my stay here :)

I’ve been living in a recently renovated phase 1 apartment since March of this year (2022) I’ve loved it so far. It’s super close to everything you’ll ever need in terms of shopping, and an easy on/off from mopac. I work downtown and it’s only about a 20 min commute during rush hour. It’s a quiet complex and people mostly keep to themselves. I’ve always felt safe here and am glad I made the decision to rent here. I will be transparent and say that I have had a couple cockroaches and some ants here. But their pest control came the following Wednesday to spray my apartment which has helped a lot.
